How we handle floor joint sealing in Printstile
Large tiled floors, and those over underfloor heating, often need movement joints. We can turn a line of grout into a movement joint by replacing it with flexible sealant. We work on wet room & bathroom floors, skirting boards and commercial floors, and people most often call us about dirt and water collecting in open floor joints and failed seals where bathroom floors meet baths and panels.
Somewhere as small as Printstile, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.
Each job carries a 12-month guarantee, large or small.

Printstile: your questions answered
Is Printstile within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Leigh (Kent) station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can phone 0345 464 0079 or email us with the details for a clear quote.
Do you guarantee your work?
Yes, for a year. If anything is not right with the work within the year, let us know and we’ll sort it.
Do you use a paintable sealant?
For painted skirting, we use a flexible product that can be painted. Silicone isn’t made to be painted, so we use it where the joint stays unpainted.
Can new sealant go over the old?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Can I choose the sealant colour?
Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Quotes for floor joint sealing in Printstile
For a quick quote, just ask. The main things that affect it are:
- Whether old sealant or filler has to be cut out
- Which sealant suits the joint
- Any working-time requirements on site
- How easy the joints are to reach
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
- Access, such as stairs, a lift or height
For a quote, ring 0345 464 0079 or email us with the location and a short description of the problem. We will give you a clear price before any work starts.
For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Leave it or put it right?
Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. Around Printstile, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, call 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Keeping the joints in good condition
Looking after new joints is easy:
- Keep floor cleaning water to a minimum at the edges
- Have a cracking tiled floor checked before tiles break
- Ask before painting over a sealed joint
- Don’t slide heavy items over sealed joints
Do not paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.
Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.
The process
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a morning or an afternoon for most homes. For a village or hamlet like Printstile, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Before we arrive
- Tell us about any water getting in
- Clear the area around the work
- Mention any parking rules near the property

Advice
What floor joint sealing looks like in Printstile
Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
Letting a property close to Leigh (Kent) station? Then gaps at skirtings and thresholds are worth sealing between tenancies. For site and facilities teams at buildings such as St Gregory's Catholic School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

When to call us in Printstile
When a tiled floor has no movement joints, the grout takes the strain. You’ll see a crack running along the grout, where a flexible joint should have been.
Any of these means the joints need attention:
- Gaps between floors and kitchen plinths
- Cracked grout where a tiled floor needs a movement joint
- Worn sealant at door thresholds
- Open joints that fill with dirt
Community buildings like Parish Church of St Lawrence are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.
Questions to ask before you book
- Which sealant they’ll use, and why
- Whether you can choose the colour
- How much experience the applicator has
