Floor Joint Sealing in New Leeds
Professional floor joint sealing in and around New Leeds, with old sealant always removed completely.
- Gaps opening between the floor and skirting
- Cracked caulk along skirting in bathrooms and kitchens
- Gaps between floors and kitchen plinths
Why it’s worth doing now in New Leeds
Not every floor joint takes the same sealant: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Getting that choice wrong is a common reason joints fail. In an older home around New Leeds, damp from a failed joint can get into timber and plaster.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

About our floor joint sealing in New Leeds
Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. If you are dealing with gaps at thresholds between rooms and grout cracking in a straight line across a floor, we can help.
Work in a place like New Leeds is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Floor joint sealing around New Leeds
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Floors around Aberdeenshire run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.
For buildings such as Church and Manse, joints in its floors, skirtings and thresholds need resealing as they wear.

How the job changes by surface
Commercial floors
Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.
Concrete floor joints
Concrete floors have sawn or formed joints to control cracking. They’re resealed with a product chosen for what runs over them.
Questions from New Leeds
Is floor joint sealing in New Leeds guaranteed?
All our work, in New Leeds and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Is New Leeds in your area for floor joint sealing?
Yes, New Leeds is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Do you offer different sealant colours?
Yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
Do you seal floor joints in bathrooms and kitchens?
Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone.
Will I be able to paint over the new joint?
If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Where are you based?
Our base is Crawley. Our area covers South East England, London and Scotland.
Common problems we fix in New Leeds
Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. You’ll see a crack running along the grout, showing where a movement joint was needed.
The problems people usually mention when they call include:
- Chipped and open joints in warehouse floors
- Gaps at thresholds between rooms
- Rigid edge joints in tiled floors
- Dirt and water collecting in open floor joints
In and around New Leeds, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.
Before booking anyone
- Whether the sealant suits the joint
- What the cure time is
- Which colour the sealant will be
- What happens if they find a problem under the old sealant
Keeping the joints in good condition
So the new joints stay in good condition:
- Cone off fresh joints until they’re ready
- Check the sealant is paintable before decorating
- Act on grout cracks that run in a straight line
- Lift furniture rather than dragging it across joints
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
What we cannot put right
We won’t take on work that will not last, so these are the limits:
- Tiles that have lifted or broken
- Water getting under the tiles from elsewhere
- Damaged concrete that needs breaking out and repairing
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What happens on the day
Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. Outdoor work around New Leeds depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First we check the joint and the floor and agree which sealant suits it.
- We take out any old caulk, sealant or grout along the line.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
How to prepare
- Mention any leaks or damp you’ve noticed
- Keep pets and children clear of the area while we work
- Tell us about any previous sealing or DIY attempts
