Floor joint sealing in Mid Calder
Thresholds are where two floors, or a floor and a door, meet. We use a flexible product that suits both floors. Common call-outs are for open joints that fill with dirt and skirting that has pulled away from the floor, on tiled floors, skirting boards and thresholds.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
Whatever the size of the job, it’s backed by our one-year guarantee in Mid Calder and across West Lothian.

Honest limits
We’ll always be straight with you, so here’s what new sealant will not do:
- Floors that are uneven or need levelling
- A tiled floor that needs relaying
- Movement too big for a sealant joint

What we seal
- Concrete floor joints
- Tiled floors
- Commercial floors
- Wet room & bathroom floors
- Skirting boards
- Thresholds
What we do, step by step
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most rooms, longer for large commercial floors. Outside jobs in Mid Calder need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First, the floor type, the gap and the traffic are checked.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about earlier repairs to the joints
- Move anything stored near the joints

When to call us in Mid Calder
Water and dirt collect in open floor joints. In wet areas, water runs into the gap at every clean and behind skirting and plinths.
If you can see any of these, it’s time to have the joints looked at:
- Dirt and water collecting in open floor joints
- Caulk that has cracked where the floor moves
- Perimeter joints in tiled floors filled with grout
- Chipped and open joints in warehouse floors
For landlords with property near Livingston South station, a tidy floor and skirting joint helps a rental look ready for the next tenant.
Questions to ask before you book
- Whether all the old sealant comes out first
- How the colour is chosen
- Which sealant they’ll use, and why
- What insurance they hold
Different surfaces, different methods
Commercial floors
Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.
Skirting boards
Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing so the new sealant bonds.
What floor joint sealing looks like in Mid Calder
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across West Lothian, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
For buildings such as Mid Calder Parish Church, floor and skirting joints in halls and kitchens wear like any others. Managing a site like Inveralmond Community High School? Then entrance and corridor floor joints take a lot of traffic.

Mid Calder: your questions answered
I let a flat near Livingston South station. Can you help?
Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Do you cover smaller places like Mid Calder?
Yes. Mid Calder is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you add a movement joint to a tiled floor?
Often, yes. A crack along a grout line often means the floor needs room to move. We rake out that line and seal it with flexible sealant.
Do you guarantee your work?
Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.
Do you remove the old sealant?
Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Will I be able to paint over the new joint?
If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint, and silicone elsewhere.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Will there be a smell?
There can be a smell while the sealant cures. Opening a window helps.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
How to look after the new joints
A little care helps the new joints last. We recommend:
- Keep caulk for dry, still joints only
- Look at floor joints each spring
- Get cracks along tile grout lines looked at early
- Keep floor cleaning water to a minimum at the edges
Don’t paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
