Floor joint sealing for Messing homes and businesses

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Check the sealant is paintable before decorating
  • Use furniture pads near skirting
  • Walk round the room once a year and look at the edges
  • Do not fill floor joints with caulk where they move or get wet

Keep off the joint for the time we give you. Light foot traffic is normally fine sooner than wet cleaning or wheels.

A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and stops it getting worse.

How we handle floor joint sealing in Messing

In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. If you have grout used at the floor edge instead of sealant and cracked caulk along skirting in bathrooms and kitchens, we can put it right, on skirting boards, thresholds and concrete floor joints alike.

For a small place like Messing, the journey and access are planned in advance, and the work itself is the same as on any site.

All of our work is guaranteed for twelve months.

What happens if it’s left?

Dirt builds up in open joints. A neat sealed joint is easier to clean and look tidier. Older cottages and farmhouses around Messing can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Messing: your questions answered

Is Messing within the area you cover?

Yes. Messing is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Messing in your area for floor joint sealing?

Yes, Messing is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear quote.

Do you guarantee your work?

Do you seal kitchen plinths to the floor?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone, colour-matched where it shows.

My floor grout keeps cracking in a line. Can you help?

Often, yes, at the edges and along suitable lines. The grout is raked out and replaced with a flexible sealant in a colour to suit, giving the floor room to move.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Can you reseal concrete floor joints in an industrial unit?

Yes, including warehouses, units, shops and offices. We can plan around your opening times with out-of-hours work where needed.

Are you insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

The process

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a morning or an afternoon for most homes, including the tidy-up. Somewhere like Messing needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Let us know about stairs, lifts or work at height

Thresholds

Thresholds take daily traffic, so the sealant has to be tough as well as flexible and tool it flush.

Concrete floor joints

We clean concrete joints out thoroughly before sealing. We fit backing where needed.

New homes and floors in Messing

Floors around Essex run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.

If you let a flat or house near Kelvedon station, a tidy floor and skirting joint helps a rental look ready for the next tenant. Schools such as Messing Primary School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Do you need floor joint sealing in Messing?

Decorators’ caulk is often used along skirting because it’s cheap and paintable. In a joint that moves or gets wet, it splits so the gap reappears.

It’s worth asking for a quote if you see:

  • Worn sealant at door thresholds
  • Cracked caulk along skirting in bathrooms and kitchens
  • Rigid edge joints in tiled floors
  • Concrete floor joints that have broken down

For buildings such as Church of All Saints (messing), floor and skirting joints in halls and kitchens wear like any others.
