Floor joint sealing in Lumphanan
Wet-area floor joints keep water out of the gap behind skirting and plinths. We seal them with a flexible, water-resistant sealant so water and dirt cannot get in. If you are dealing with perimeter joints in tiled floors filled with grout and skirting that has pulled away from the floor, we can help, whatever the surface.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
All of our work is guaranteed for twelve months.

What we cannot put right
A few problems are outside what sealant work can do:
- Movement too big for a sealant joint
- Loose, hollow or cracked tiles, which need a tiler
- Floors that are uneven or need levelling
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

How the visit works
On the day, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take a few hours, depending on the length of joint. Somewhere like Lumphanan may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- We take out any old caulk, sealant or grout along the line.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Keep children and pets away from the work area
- Clear items away from the joints we are working on

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
What floor joint sealing looks like in Lumphanan
Floors around Aberdeenshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
Around Lumphanan, as everywhere, floor joint sealing is only as good as the preparation behind it. If you look after a church, hall or community building such as Stothart Memorial Church, floor and skirting joints in halls and kitchens wear like any others.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Keep heavy wheels off new concrete joints until cured
- Avoid caulk in bathrooms and kitchens
- Get cracks along tile grout lines looked at early
- Walk round the room once a year and look at the edges
Silicone sealant is not made to take paint. If you plan to paint, we will use a paintable product.
Small gaps are quick to seal. Left alone, they collect dirt and widen and are harder to clean out.
Questions from Lumphanan
Do you cover smaller places like Lumphanan?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you do floor joint sealing in Lumphanan?
Yes. We work across all of Scotland, and Lumphanan is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Is the work guaranteed?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
Can tenants book the work?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Can you reseal concrete floor joints in an industrial unit?
Yes, including warehouses, units, shops and offices. Work can be planned around your hours.
My floor grout keeps cracking in a line. Can you help?
In many cases, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant. If tiles are loose, that needs fixing first.
Do you offer different sealant colours?
We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.
Leave it or put it right?
Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Why us?
- Neat joints and a tidy finish
- Anti-fungal sanitary silicone in wet areas
- Quality sealants from Arbo and Everbuild
- ARBOMaster approved applicator

What the job involves on each surface
Skirting boards
Skirting-to-floor joints are a regular job for us. The old caulk is removed first so the bead sits on a clean surface.
Tiled floors
Large or heated tiled floors need room to move. We replace grout with flexible sealant along the right lines.
