Floor joint sealing in Leswalt, done properly
We seal floor joints in homes, offices and commercial buildings across Leswalt. We start by checking the floor type and the joint, since that decides which sealant suits. We work on tiled floors, thresholds and wet room & bathroom floors, and people most often call us about gaps between floors and kitchen plinths and dirt and water collecting in open floor joints.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
Big or small, it’s backed by our one-year guarantee in Leswalt and across Dumfries and Galloway.

The process
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a morning or an afternoon for most homes. Outdoor work around Leswalt depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- A flexible sealant suited to the floor is applied.
- We check the joints and explain the aftercare.
How to prepare
- Mention any parking rules near the property
- Tell us about any water getting in
- Keep pets and children clear of the area while we work

What happens if it’s left?
Not every floor joint takes the same sealant: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

Joints and finishes in Leswalt homes
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Dumfries and Galloway run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
For buildings such as Leswalt Parish Church, floor and skirting joints in halls and kitchens wear like any others.

FAQs for Leswalt
Is Leswalt within the area you cover?
Yes. Leswalt is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do floor joint sealing in Leswalt?
Yes. Our work covers the whole of Scotland, and Leswalt is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Do you work on commercial floors?
Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
Can grout be replaced with sealant on a tiled floor?
Often, yes, at the edges and along suitable lines. The grout is raked out and replaced with a flexible sealant in a colour to suit so the floor can move.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few photos.
Do you need floor joint sealing in Leswalt?
When a tiled floor has no movement joints, the grout takes the strain. You’ll see a crack running along the grout, where a flexible joint should have been.
Most people get in touch when they notice one of these:
- Skirting caulk that keeps splitting
- Failed joint filler in concrete floors
- Threshold joints that have opened or worn
- Gaps opening between the floor and skirting
If you let a flat or house near Stranraer station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

How we quote for floor joint sealing
Every job gets its own quote. These are the things that affect it:
- How much there is to do
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- When we can work, for business premises
What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.
What we need to know
There’s no need for technical detail. Just tell us:
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
- Roughly how big the job is
- The type of property
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Keeping the joints in good condition
Looking after new joints is easy:
- Check the sealant is paintable before decorating
- Keep heavy wheels off new concrete joints until cured
- Avoid caulk in bathrooms and kitchens
- Walk round the room once a year and look at the edges
In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it.
A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.
