Floor joint sealing near Langrish

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Floor joint sealing in Langrish

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out so water and dirt can’t get in. If you’re dealing with failed joint filler in concrete floors and tiled floors with no room to move, we can put it right, whatever the surface.

For a small place like Langrish, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

There’s a 12-month guarantee on every job, large or small.

When something else is needed

We will not take on work that will not last, so here’s what sealant can’t put right:

  • Loose, hollow or cracked tiles, which need a tiler
  • Water getting under the tiles from elsewhere
  • Subfloor problems that need a flooring contractor

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

Surfaces we seal

  • Thresholds
  • Wet room & bathroom floors
  • Concrete floor joints
  • Skirting boards
  • Commercial floors
  • Tiled floors

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Cone off fresh joints until they’re ready
  • Avoid caulk in bathrooms and kitchens
  • Walk round the room once a year and look at the edges
  • Keep floor cleaning water to a minimum at the edges

Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal early on.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

FAQs for Langrish

Do you cover smaller places like Langrish?

Yes, Langrish is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Petersfield station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Why does the gap under my skirting keep coming back?

Normally it’s movement: heating drying the timber, or a filler that is too rigid. A flexible bead keeps up with the movement.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Can you add a movement joint to a tiled floor?

Often, yes. Straight cracks in grout often show where a movement joint was needed. We rake out that line and seal it with flexible sealant.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How we quote for floor joint sealing

Jobs vary more than people expect. What affects the quote:

  • Working hours on commercial sites
  • The size of the job
  • Whether the work is at height
  • The type of sealant required

  • If it’s domestic, commercial or a hotel
  • Where the property is
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

Floor joint sealing in Langrish: local notes

Floors around Hampshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

For buildings such as Church of St John the Evangelist, floor and skirting joints in halls and kitchens wear like any others. For landlords with property near Petersfield station, a tidy floor and skirting joint helps a rental look ready for the next tenant. Schools such as Langrish Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

Why act early in Langrish

Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. A flexible movement joint is the fix. Around Langrish, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Why us?

  • More than 20 years in sealant work
  • White, clear, grey or another colour, product permitting
  • A sealant colour to suit the surroundings
  • A 12-month guarantee on all work

What we do, step by step

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes a few hours for most rooms, longer for large commercial floors. In a small place like Langrish, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Getting ready for the visit

  • Tell us about any water getting in
  • Clear items away from the joints we’re working on
