Looking after it afterwards

Looking after new joints is easy:

  • Act on grout cracks that run in a straight line
  • Mark off resealed joints in warehouses
  • Keep floor cleaning water to a minimum at the edges
  • Avoid caulk in bathrooms and kitchens

Keep off the joint for the time we give you. Feet are generally fine before mopping or wheeled traffic.

Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges.

About our floor joint sealing in Kencot

Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out and stops dirt collecting. We work on thresholds, skirting boards and commercial floors, and common reasons people get in touch are open joints that fill with dirt and chipped and open joints in warehouse floors.

In a village or hamlet like Kencot, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.

All our work comes with a one-year guarantee.

How the job changes by surface

Skirting boards

On painted skirting, we can use a flexible sealant that takes paint. Where water is involved, silicone is the better choice.

Concrete floor joints

Old filler, dust and debris are cleaned out of the joint first. We fit backing where needed.

Why deal with it now?

Dirt builds up in open joints and makes the floor look worn. Sealed joints are easier to keep clean and finishes the floor. Where a wall is exposed, as many are in small places like Kencot, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What floor joint sealing looks like in Kencot

Across Oxfordshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

For buildings such as Church of St Peter, joints in its floors, skirtings and thresholds need resealing as they wear. If you look after a building such as St Peter's Church of England School, entrance and corridor floor joints take a lot of traffic.

Your questions about floor joint sealing in Kencot

Can you do floor joint sealing in Kencot?

Yes, Kencot is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Is floor joint sealing in Kencot guaranteed?

All our work, in Kencot and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

What should I tell you?

A short description and the location, plus photos if you have them. If we need more, we will ask.

Why has a gap opened under my skirting?

Floors shrink and settle, especially in the first year or two and through the heating season. Caulk tends to crack; a flexible sealant doesn’t.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

My floor grout keeps cracking in a line. Can you help?

Often, yes, at the edges and along suitable lines. The grout is raked out and replaced with a flexible sealant in a colour to suit so the floor can move.

How the visit works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. Somewhere as small as Kencot, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints

  • Failed waterproofing under a wet room floor
  • Bouncy or failing floorboards
  • A tiled floor that needs relaying

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
