How we handle floor joint sealing in Heyshott Green
The gap under a skirting board often opens as floors and walls move with the seasons. Caulk tends to crack there, so we close it with a flexible sealant instead. We work on skirting boards, wet room & bathroom floors and concrete floor joints, and the jobs we see most are cracked caulk along skirting in bathrooms and kitchens and open joints around bathroom floor edges.
For a small place like Heyshott Green, the journey and access are planned in advance, and once on site, the job is the same as anywhere.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Loose, hollow or cracked tiles, which need a tiler
- Bouncy or failing floorboards
- Leaks from a failed tanking system
If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

Leave it or put it right?
The right product depends on the floor and the traffic: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. In a small place like Heyshott Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Cone off fresh joints until they’re ready
- Walk round the room once a year and look at the edges
- Keep caulk for dry, still joints only
- Use furniture pads near skirting
Silicone sealant isn’t made to take paint. If you plan to paint, we will use a paintable product.
A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Heyshott Green questions
Is Heyshott Green within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is floor joint sealing in Heyshott Green guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
What causes gaps between the floor and skirting?
It’s normally the floor moving: heating drying the timber, or a filler that’s too rigid. A flexible bead keeps up with the movement.
Can you seal where the floor meets the bath panel?
Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone.
Is caulk good enough for skirting?
Not where the floor moves or gets wet. It splits once the floor shifts and the gap reopens. A flexible sealant is the better choice.
How much does floor joint sealing cost in Heyshott Green?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.
Can you reseal concrete floor joints in an industrial unit?
Yes. We reseal concrete floor joints in commercial and industrial units. We will talk through the traffic and choose a sealant suited to it.
My floor grout keeps cracking in a line. Can you help?
Often, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.
New homes and floors in Heyshott Green
Floors around West Sussex run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Schools such as Midhurst Rother College are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours, depending on the length of joint, depending on the amount of work. For a village or hamlet like Heyshott Green, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First we check the joint and the floor and agree which sealant suits it.
- We take out any old caulk, sealant or grout along the line.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Before we arrive
- On commercial sites, let us know about site rules
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in
How to get a quote
