About our floor joint sealing in Glenluce
Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints. If you have failed joint filler in concrete floors and floor edges that trap water and grime, we can help, on skirting boards, concrete floor joints and thresholds alike.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

DIY versus a professional finish
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How it works
At the end, we look at the finished work together. The work normally takes a few hours, depending on the length of joint, depending on how much there is to do. Around Glenluce, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed
- Clear the area around the work

Advice
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Vacuum floor joints regularly to stop grit building up
- Lift furniture rather than dragging it across joints
- Walk round the room once a year and look at the edges
- Keep floor cleaning water to a minimum at the edges
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.
Floor joint sealing around Glenluce
Floors around Dumfries and Galloway run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Around Glenluce, as everywhere, floor joint sealing is only as good as the preparation behind it. For jobs in and around Glenluce, choosing the right material for each joint is as important as a tidy finish.

How the job changes by surface
Tiled floors
Large or heated tiled floors need room to move. Where needed, a line of grout is replaced with flexible sealant in a matching colour.
Thresholds
Where a tiled floor meets timber or carpet, the joint takes movement from both sides. A flexible sealant bridges them.

Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we will quote it together.
My floor grout keeps cracking in a line. Can you help?
Often, yes, at the edges and along suitable lines. We remove the grout and seal the line with flexible sealant.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.
Can you reseal concrete floor joints in an industrial unit?
Yes. Concrete floor joints in warehouses and units are part of our work. We’ll talk through the traffic and choose a sealant suited to it.
Why has a gap opened under my skirting?
Usually it’s movement: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible bead keeps up with the movement.
Is caulk good enough for skirting?
Not where the floor moves or gets wet. It splits once the floor shifts. A flexible sealant is the better choice.
What affects the cost of floor joint sealing
Every job gets its own quote. These are the things that affect it:
- The product the joint needs
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
- Working hours on commercial sites
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Roughly how big the job is
- Where the job is, and your postcode
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand.
