Floor joint sealing in Fordham Heath, done properly

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors. We work on wet room & bathroom floors, skirting boards and concrete floor joints, and people most often call us about floor edges that trap water and grime and worn sealant at door thresholds.

Somewhere as small as Fordham Heath, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How the job changes by surface

Thresholds

Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and tool it flush.

Skirting boards

Skirting gaps are one of the most common floor joints we seal. The old caulk is removed first so the new sealant bonds.

Fordham Heath: your questions answered

I let a flat near Marks Tey station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Can you do floor joint sealing in Fordham Heath?

Yes, Fordham Heath is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.

Why does the gap under my skirting keep coming back?

Movement from drying timber and settling floors opens the gap. Rigid fillers split, so we use a flexible sealant.

Why not just use caulk?

Not where the floor moves or gets wet. Caulk cracks as the floor moves, so the gap comes back. A flexible sealant is the better choice.

Can you reseal concrete floor joints in an industrial unit?

Yes, from warehouses and units to offices and shops. We can plan around your opening times with out-of-hours work where needed.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.

Why deal with it now?

Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. Older cottages and farmhouses around Fordham Heath can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before work begins.

When something else is needed

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Floors that are uneven or need levelling
  • Concrete repairs beyond the joint
  • Tiles that have lifted or broken

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

What we seal

  • Concrete floor joints
  • Thresholds
  • Skirting boards
  • Commercial floors
  • Wet room & bathroom floors
  • Tiled floors

Looking after it afterwards

So the new joints stay in good condition:

  • Get cracks along tile grout lines looked at early
  • Use a well-wrung mop rather than flooding the floor
  • Vacuum floor joints regularly to stop grit building up
  • Ask before painting over a sealed joint

Check the joints after the first winter. If anything has opened, it’s easy to reseal.

Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.

How the visit works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, depending on the length of joint. In a small place like Fordham Heath, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Getting ready for the visit

  • Clear the area around the work
  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
