Floor joint sealing in Dorney

About our floor joint sealing in Dorney

We seal floor joints in homes, offices and commercial buildings across Dorney. Each job starts with looking at the floor and the gap, because the right sealant depends on both. We work on commercial floors, skirting boards and concrete floor joints, and the jobs we see most are threshold joints that have opened or worn and floor edges that trap water and grime.

Work in a small place like Dorney just needs the journey and access planning, and once on site, the job is the same as anywhere.

Our work is backed for twelve months.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Don’t paint over silicone
  • Keep heavy wheels off new concrete joints until cured
  • Check skirting joints after the heating season
  • Lift furniture rather than dragging it across joints

Silicone sealant is not made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

When to call us in Dorney

A floor laid tight to the walls has no room to move. As it expands, the edges lift or crack.

Most people get in touch after spotting one of these:

  • Grout cracking in a straight line across a floor
  • Failed joint filler in concrete floors
  • Rigid edge joints in tiled floors
  • Open joints around bathroom floor edges

If you look after a building such as Western House Academy, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Questions to ask before you book

  • Which sealant they’ll use, and why
  • What happens if they find a problem under the old sealant
  • Is VAT in the price?
  • Whether they seal over old material or remove it

How to choose a mastic man

Surface by surface

Wet room and bathroom floors

Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone.

Thresholds

Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and neatly finished.

The process

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on the length of joint. Somewhere as small as Dorney, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied and smooth it.
  5. We check the joints and explain the aftercare.

How to prepare

  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Clear items away from the joints we are working on

Related advice

Dorney: your questions answered

Do you cover Dorney for floor joint sealing?

Yes, Dorney is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

Do you cover smaller places like Dorney?

Yes. Dorney is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can grout be replaced with sealant on a tiled floor?

Often, yes. A crack along a grout line often means the floor needs room to move. We rake out that line and seal it with flexible sealant.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Why has a gap opened under my skirting?

It’s normally the floor moving: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible sealant stays closed as the floor moves.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

New homes and floors in Dorney

Across Windsor and Maidenhead, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

If you let a flat or house near Burnham station, gaps at skirtings and thresholds are worth sealing between tenancies. Community buildings like Church of St James are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

What affects the cost of floor joint sealing

Your quote is based on your job. We take into account:

  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • The size of the job
  • When we can work, for business premises

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What we need to know

What to tell us when you ask for a quote:

  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • The problem you’ve noticed
  • A few pictures by email, if you can

If you’re in Dorney and need floor joint sealing, call 0345 464 0079 or drop us an email. Tell us what the problem is and where, and you’ll get a clear quote before we start.

What happens if it’s left?

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now in most rooms. Around Dorney, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
