Your questions about floor joint sealing in Ditchling

Can you help a landlord with a rental near Hassocks station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

Do you cover smaller places like Ditchling?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How long does floor joint sealing take?

Typically it takes a morning or an afternoon for most homes. Larger jobs naturally take longer, and we will tell you how long to expect.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Floor joint sealing for homes and businesses in Ditchling

We seal floor joints in homes, offices and commercial buildings across Ditchling. We start by checking the floor type and the joint, because the right sealant depends on both. Typical jobs include gaps between floors and kitchen plinths and grout cracking in a straight line across a floor, across concrete floor joints, wet room & bathroom floors and commercial floors.

Somewhere as small as Ditchling, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.

You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

What the job involves on each surface

Skirting boards

Skirting-to-floor joints are a regular job for us. The old caulk is removed first so the new sealant bonds.

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. They’re resealed with a flexible, water-resistant sealant.

New homes and floors in Ditchling

Floors around West Sussex run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal.

For landlords with property near Hassocks station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. If you look after a building such as Ditchling (St Margaret's) Church of England Primary School, entrance and corridor floor joints take a lot of traffic.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. For a village or hamlet like Ditchling, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. Finally, we check the work and talk you through aftercare.

Getting ready for the visit

Advice

Do you need floor joint sealing in Ditchling?

Caulk is the usual filler for skirting. It cracks where there’s movement or water.

The problems people generally mention when they call are:

  • Rigid edge joints in tiled floors
  • Cracked grout where a tiled floor needs a movement joint
  • Skirting that has pulled away from the floor
  • Concrete floor joints that have broken down

If you look after a church, hall or community building such as Ditchling Unitarian Chapel, joints in its floors, skirtings and thresholds need resealing as they wear.

What your quote should include

  • Is VAT in the price?
  • How the surfaces are prepared before sealing
  • Whether the sealant suits the joint
  • Whether you can choose the colour

Landlord and commercial work in Ditchling

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

What happens if it’s left?

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant moves with the floor and keeps the joint sealed. In a small place like Ditchling, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start.
