Floor Joint Sealing in Cromdale
Floor joints in Cromdale need attention? We remove the old material, prepare the joints and seal them properly.
- Worn sealant at door thresholds
- Floor edges that trap water and grime
- Concrete floor joints that have broken down
About our floor joint sealing in Cromdale
Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints using a product that suits the floor. We work on commercial floors, skirting boards and thresholds, and the jobs we see most are grout used at the floor edge instead of sealant and failed joint filler in concrete floors.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

How the job changes by surface
Skirting boards
Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing so the new sealant bonds.
Thresholds
Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.
Common problems we fix in Cromdale
Caulk is the usual filler for skirting. In a joint that moves or gets wet, it splits so the gap reappears.
It’s worth asking for a quote if you see:
- Rigid edge joints in tiled floors
- Tiled floors with no room to move
- Concrete floor joints that have broken down
- Open joints that fill with dirt
If you look after a church, hall or community building such as Cromdale Parish Church, floor and skirting joints in halls and kitchens wear like any others.

Quotes for floor joint sealing in Cromdale
The quote reflects the job in front of us. We look at:
- How many rooms, windows or areas are involved
- When we can work, for business premises
- Mould in or behind the old joints
- Whether the work is at height
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.
Helping us quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Where the property is
- The type of property
- Any previous sealing or DIY work
- What the problem is, such as mould, gaps, leaks or cracking
Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details.
Your questions about floor joint sealing in Cromdale
Is floor joint sealing in Cromdale guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Will you come out to Cromdale?
Yes. Cromdale is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you seal floor joints in bathrooms and kitchens?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone so water cannot get into the gap.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
Do you seal warehouse floor joints?
Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Tell us what runs over the floor and we’ll quote.
Where do you work from?
We are based in Crawley, and we work across South East England, London and Scotland.
Do you offer different sealant colours?
Most of the time, yes. We will tell you which colours the right product comes in.
Will I be able to paint over the new joint?
If you tell us beforehand, yes. Joints that will be painted get a paintable product, and silicone elsewhere.
When it isn’t the sealant
In fairness, there are a few things sealant won’t fix:
- Failed waterproofing under a wet room floor
- Subfloor problems that need a flooring contractor
- Large cracks that need a surveyor
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Can I do it myself?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The process
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. Outdoor work around Cromdale depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- We apply a flexible sealant suited to the floor and smooth it.
- Finally, we check the work and talk you through aftercare.
How to prepare
- Clear the area around the work
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises

Why act early in Cromdale
Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant stretches instead. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Floor joint sealing around Cromdale
Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
