How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for most rooms, longer for large commercial floors, depending on how much there is to do. In a small place like Colgate, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- We clean and dry the edges of the joint.
- We apply a flexible sealant suited to the floor and smooth it.
- We check the joints and explain the aftercare.
Before we arrive
- Keep children and pets away from the work area
- For indoor joints, keep the area dry beforehand if you can
- Let us know about earlier repairs to the joints

What affects the cost of floor joint sealing
Some jobs are bigger than they look, and some smaller. The main factors:
- The size of the job
- How many areas need sealing
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
What we need to know
When you contact us, it’s useful to know:
- Where the property is
- The type of property
- Any previous sealing or DIY work
- The rough size of the job
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
What the job involves on each surface
Commercial floors
Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.
Skirting boards
Skirting-to-floor joints are a regular job for us. The old caulk is removed first so the bead sits on a clean surface.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

New homes and floors in Colgate
Floors around West Sussex run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
Letting a property close to Faygate station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant. For site and facilities teams at buildings such as Colgate Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early. Community buildings like St. Saviour's Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Do you have insurance?
Yes. We’re fully insured.
Do you take out the old sealant first?

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Large cracks that need a surveyor
- A tiled floor that needs relaying
- Floors that are uneven or need levelling
If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.
What we seal
- Wet room & bathroom floors
- Commercial floors
- Tiled floors
- Concrete floor joints
- Thresholds
- Skirting boards
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Walk round the room once a year and look at the edges
- Don’t paint over silicone
- Sweep along the edges of the floor
- Keep heavy wheels off new concrete joints until cured
Check the joints after the first winter. If anything has opened, it’s easy to reseal before they spread.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the surface smoother.
What happens if it’s left?
The right product depends on the floor and the traffic: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. Where a wall is exposed, as many are in small places like Colgate, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
