Need floor joint sealing in Brill?

About our floor joint sealing in Brill

Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is normally the better choice. Common call-outs are for open joints that fill with dirt and gaps between floors and kitchen plinths, across concrete floor joints, commercial floors and tiled floors.

In a village or hamlet like Brill, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.

Every job comes with a one-year guarantee.

Landlords, agents and businesses in Brill

We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Brill: your questions answered

Is floor joint sealing in Brill guaranteed?

All our work, in Brill and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Is Brill in your area for floor joint sealing?

Yes. Our work covers London and the South East, and Brill is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear quote.

Do you use a paintable sealant?

It depends on the sealant, so let us know first. Joints that will be painted get a paintable product, and silicone elsewhere.

Can I choose the sealant colour?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Can you reseal concrete floor joints in an industrial unit?

Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Tell us what runs over the floor and we will quote.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Aftercare tips

So the new joints stay in good condition:

  • Keep heavy wheels off new concrete joints until cured
  • Use a well-wrung mop rather than flooding the floor
  • Get cracks along tile grout lines looked at early
  • Don’t slide heavy items over sealed joints

Silicone sealant is not made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.

In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.

What floor joint sealing looks like in Brill

Across Buckinghamshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.

For buildings such as United Reformed Church, joints in its floors, skirtings and thresholds need resealing as they wear. For site and facilities teams at buildings such as Brill Church of England School, entrance and corridor floor joints take a lot of traffic.

Brill is about 6 miles north-west of Thame, in Buckinghamshire. Across Buckinghamshire, we cover 263 places, Brill among them. There’s also a page for Oxford, about 9 miles away.

Concrete floor joints

Hard wheels break down the edges of open joints. A sealed joint protects the edges and keeps dirt out.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint.

What we cannot put right

Before you book, it’s worth knowing the limits:

  • Loose, hollow or cracked tiles, which need a tiler
  • Floors that are uneven or need levelling
  • Structural movement or subsidence

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

What we seal

  • Concrete floor joints
  • Thresholds
  • Wet room & bathroom floors
  • Commercial floors
  • Tiled floors
  • Skirting boards

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Why act early in Brill

Leaving skirting gaps until the next decorating job lets dirt and draughts in. Sealing them now is a short job. Around Brill, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning or an afternoon for most homes. Somewhere as small as Brill, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • On commercial sites, let us know about site rules
  • Clear items away from the joints we’re working on
