Floor joint sealing in Ashley
Good floor joints come down to the right product and clean, prepared edges. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. If you have open joints around bathroom floor edges and caulk that has cracked where the floor moves, we can put it right, on commercial floors, concrete floor joints and wet room & bathroom floors alike.
In a village or hamlet like Ashley, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.
You get a 12-month guarantee, the same in Ashley as everywhere else we work.

What affects the quote in Ashley
There’s no set price list, because jobs vary so much. The quote depends on:
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
- Whether there’s mould to deal with
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The type of property
- Photos by email, if that’s easy
- How we’d reach the joints
- The problem you’ve noticed
Need a quote? Please ring 0345 464 0079 or send us an email with a few details. We’ll explain what we’d do and send you a clear quote before work begins.
Signs you need floor joint sealing in Ashley
Caulk is the usual filler for skirting. It cracks where there’s movement or water, which is why so many skirting joints look broken.
Keep an eye out for these signs:
- Failed joint filler in concrete floors
- Floor edges that trap water and grime
- Open gaps along the bottom of skirting boards
- Caulk that has cracked where the floor moves
If you let a flat or house near Martin Mill station, gaps at skirtings and thresholds are worth sealing between tenancies.
What to look for in a quote
- What product goes in the joint
- Whether they’re fully insured
- Whether all the old sealant comes out first
- Is VAT in the price?
When it is not the sealant
To be straight with you, some problems need a different trade:
- A tiled floor that needs relaying
- Floors that are uneven or need levelling
- Large cracks that need a surveyor
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

What floor joint sealing looks like in Ashley
Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.
If you look after a church, hall or community building such as East Studdal Church Hall, joints in its floors, skirtings and thresholds need resealing as they wear.

What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours, depending on the length of joint, and the area is left clean. For a village or hamlet like Ashley, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Old caulk, grout or sealant is removed from the joint.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Aftercare tips
So the new joints stay in good condition:
- Act on grout cracks that run in a straight line
- Keep floor cleaning water to a minimum at the edges
- Walk round the room once a year and look at the edges
- Use furniture pads near skirting
Silicone sealant is not made to take paint. If you plan to paint, we’ll use a paintable product.
Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.
Why it’s worth doing now in Ashley
Dirt builds up in open joints and makes the floor look worn. A neat sealed joint is easier to clean and look tidier. Older cottages and farmhouses around Ashley can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

FAQs for Ashley
Will you come out to Ashley?
Yes, Ashley is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you do floor joint sealing in Ashley?
Yes, Ashley is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear price.
How long before the joint can take traffic?
We give you a cure time for each joint. Light use comes first, cleaning and heavy traffic later, depending on the product.
Are you fully insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
What causes gaps between the floor and skirting?
Timber floors and skirting shrink and swell through the year. A flexible sealant closes the gap without cracking like caulk.
How long does floor joint sealing take?
It depends on the size of the job, but as a guide it takes a morning or an afternoon for most homes. We will tell you when we quote.
Can grout be replaced with sealant on a tiled floor?
Often, yes. Straight cracks in grout often show where a movement joint was needed. We replace that grout with a flexible joint.
