Floor & skirting joints in Ash, Kent
Problem with your floor joints in Ash? We remove the old material, prepare the joints and seal them properly.
- Cracked grout where a tiled floor needs a movement joint
- Open gaps along the bottom of skirting boards
- Grout used at the floor edge instead of sealant
Floor joint sealing for homes and businesses in Ash
Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone, which is not made to be painted. We work on thresholds, tiled floors and commercial floors, and the jobs we see most are concrete floor joints that have broken down and perimeter joints in tiled floors filled with grout.
For a small place like Ash, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
How it works
The work is kept neat and contained to the area we’re working on, so you can get on with your day. The job generally takes a few hours, depending on the length of joint. Somewhere like Ash needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First we check the joint and the floor and agree which sealant suits it.
- Old caulk, grout or sealant is removed from the joint.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints
- Where the joints are inside, avoid wetting them before we arrive

Advice
What happens if it’s left?
Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. Where a wall is exposed, as many are in small places like Ash, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

My floor grout keeps cracking in a line. Can you help?

Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Can you quote for more than one area?
Yes, we can. More than one area can be quoted together.
Can you match the sealant colour?
We’ll suggest a colour to suit the surroundings. The product needed can limit the range.
How the job changes by surface
Commercial floors
Commercial washrooms and kitchens have floor joints that get wet constantly. We reseal them with a sealant suited to wet areas.
Concrete floor joints
Open concrete joints chip at the edges when wheels cross them. A sealed joint protects the edges.
What affects the cost of floor joint sealing
Some jobs are bigger than they look, and some smaller. The main factors:
- The type of sealant required
- How easy the joints are to reach
- How much there is to do
- Any mould that needs treating
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
What to tell us for a quote
When you call or email, it’s useful to know:
- A few photos by email, if you can
- Any access issues, like height or stairs
- Whether it has been sealed before
- The rough size of the job
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work and give you a clear quote.

Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.
Community buildings like Parish Church of Saint Peter and Saint Paul are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. If you look after a building such as New Ash Green Primary School, entrance and corridor floor joints take a lot of traffic.

Keeping the joints in good condition
So the new joints stay in good condition:
- Keep dirt out of the joints
