How we handle fire rated sealant in Wolverton Common
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate. If you are dealing with open joints along the top of partitions and gaps filled with a product that isn’t fire-rated, we can help, whatever the surface.
For a small place like Wolverton Common, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.

Common questions in Wolverton Common
I let a flat near Midgham station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.
Is Wolverton Common within the area you cover?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
Can you quote for more than one area?
Yes. Just list everything you need.
Are you insured?
Yes. We are fully insured.
How long does the job take?
As a guide, most jobs take a few hours for a handful of gaps, and longer for a whole building. Bigger jobs take longer, and we will tell you how long to expect.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you tell me which gaps need fire stopping?
No, assessment is not something we do. Once you have a specification or action list from your assessor or designer, we’ll quote for the sealant work on it.
What we do, step by step
We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on how many gaps there are. In a small place like Wolverton Common, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products for your files.
Before we arrive
- Tell us about any water getting in
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Different surfaces, different methods
Door frames
The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.
Linear gaps
Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run leaving no stretch unsealed.
Workplaces and buildings in Wolverton Common
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
For buildings such as Church of St Catherine, service openings in its walls need the right fire-rated sealant, as in any building. For landlords with property near Midgham station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. For site and facilities teams at buildings such as The Hurst School, fire-stopping around service openings should be restored whenever new services go in.

What we cannot put right
It helps to know what we can’t do:
- Assessing a building’s fire safety
- Construction that doesn’t provide fire resistance on its own
- Fire doors that need new seals, closers or hardware
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
Surfaces we seal
- Linear gaps
- Flats & HMOs
- Pipe & cable gaps
- Service penetrations
- Door frames
- Plasterboard & masonry
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Flag any open gap you spot round a pipe or cable
- Ask which product was used before you paint
- Ask every contractor to reseal any fire stopping they disturb
- Plan fire stopping into any work that goes through walls or floors
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some can’t and we’ll tell you which one you have.
An open gap is not only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.
How we quote for fire rated sealant
For a quick quote, just ask. The main things that affect it are:
- The product the joint needs
- When we can work, for business premises
- Access and height
- The amount of work
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
What we need to know
What to tell us when you ask for a quote:
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
- Where the property is
- The rough size of the job
There’s no standard price list, because every job is different. Instead, we give you a clear quote for your job. To get started, phone 0345 464 0079 or email us.
