Fire rated sealant in Westcot, done properly
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. We work on door frames, linear gaps and flats & HMOs, and common reasons people get in touch are linear gaps at the head of walls and new service routes left unsealed after building work.
In a village or hamlet like Westcot, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.

What the job involves on each surface
Flats and HMOs
In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance so residents know what to expect.
Masonry and concrete
For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first so the sealant bonds.
Looking after it afterwards
Looking after new joints is easy:
- Never patch a fire seal with standard sealant
- Keep the record of products and locations with your fire safety documents
- Include fire stopping when you schedule refits
- Photograph sealed gaps before they’re covered up
Do not drill through or remove a fire seal without putting it back properly. If you need new services through a sealed wall, plan the fire stopping as part of the job.
If a fire risk assessment has flagged a gap, don’t leave it for the next one. Get it sealed and recorded.

How it works
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes from a few hours to a few days, depending on the number of gaps and the access from start to finish. For a village or hamlet like Westcot, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Where the tested detail needs backing or fill, we fit it.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- We record the locations and products used for your records.

What else we do in Westcot
Workplaces and buildings in Westcot
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.
For site and facilities teams at buildings such as The Ridgeway Church of England (C) Primary School, gaps opened by contractors for new cabling are a common finding in schools and offices. If you look after a church, hall or community building such as Church of the Holy Rood, older buildings that have had new heating or wiring often have service gaps worth checking.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Why deal with it now?
Items left open on a fire risk assessment tend to come back at the next review. Having them sealed and recorded now gives you evidence that the item was dealt with. Around Westcot, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
