Fire rated sealant in Tayport

Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment. Send us the list or the survey and we will quote for the fire-rated sealant work on it. We’re often asked to deal with linear gaps at the head of walls and standard silicone or caulk in a fire-stopping gap, across plasterboard & masonry, service penetrations and flats & HMOs.

In a smaller place like Tayport, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

Common problems we fix in Tayport

Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Out of view, damage sits unnoticed until someone inspects.

Look out for these signs:

  • Damaged fire sealant left by other trades
  • Gaps flagged on a fire risk assessment
  • Cracked or shrunken fire-rated sealant
  • Ordinary sealant used where a fire-rated product was needed

Rented homes near Broughty Ferry station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Fire rated sealant in Tayport: local notes

For seaside hotels, guest houses and holiday lets around Tayport, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

Managing a site like Grove Academy? Then service openings in fire-resisting walls need checking after any refurbishment. For buildings such as Tayport Old Parish Church, gaps around pipes and cables are worth checking after any building work there.

The process

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Finally, we list where we worked and what we used, for your records.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

FAQs for Tayport

Do you work for landlords with property near Broughty Ferry station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

How do Scotland’s building regulations apply to fire-rated sealant in Tayport?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

How long does the job take?

That depends on the amount of work, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We’ll tell you when we quote.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

What does intumescent mean?

An intumescent material expands when it’s heated. Intumescent sealants are a type of fire-rated sealant and which one is used depends on the job.

Is it OK to seal over old sealant?

No, it won’t last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

Leave it or put it right?

If an assessor has flagged gaps, it makes sense to close them before the next review. Getting them done and written up gives you evidence that the item was dealt with. In a place like Tayport, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Different surfaces, different methods

Door frames

Frame gaps are usually hidden behind the architrave. We seal any open gap to the product’s tested details so the architrave can be refitted.

Flats and HMOs

Working in occupied flats needs some planning. Access to flats and common areas is agreed in advance.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Fire doors that need new seals, closers or hardware
  • Issuing a fire rating or certificate for a building
  • Openings too large for sealant, which need batts, boards or another system

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
