Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Bigger jobs can be worked through in stages, flat by flat or floor by floor, with each location and product recorded. It gives you a list to keep with the building’s fire safety documents. If you have open gaps behind door architraves and gaps where walls meet ceilings or slabs, we can help, whatever the surface.

For a small place like Surrex, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Surface by surface

Linear gaps

Head-of-wall gaps are often hidden above suspended ceilings. We seal them along their full length.

Flats and HMOs

Flats and HMOs rely on fire separation between homes and the common parts. We work through the gaps on your assessment room by room.

What we can’t put right

In fairness, some problems need a different trade:

  • Construction that does not provide fire resistance on its own
  • Fire risk assessments, which need a qualified assessor
  • Big openings where sealant alone is not the tested solution

If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

Surrex: your questions answered

Do you work for landlords with property near Kelvedon station?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or email us with the details for a clear quote.

Is Surrex within the area you cover?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is intumescent sealant the same as fire-rated sealant?

Intumescent means it swells when heated to help seal the gap. Intumescent sealants are one kind of fire-rated sealant; the right one depends on the gap and what passes through it.

Do you seal gaps around fire door frames?

Yes, if the gap is within the product’s tested range. Our work is the gap around the frame and we will tell you if we spot problems with the door.

Are you insured?

Yes, we’re fully insured.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Do you certify the fire stopping?

We do not issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer; we install to those details and record what we did.

What we do, step by step

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere as small as Surrex, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your files.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints

What happens if it’s left?

Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, and we work to the product details every time. In a small place like Surrex, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

When to call us in Surrex

Movement in the structure can open gaps too: cracked or debonded sealant leaves an open route through the wall. Knocks, maintenance and building work damage it further.

Keep an eye out for these signs:

  • Fire stopping disturbed by later work
  • New service routes left unsealed after building work
  • Sealant items on a fire risk assessment action list
  • Open joints along the top of partitions

If you look after a building such as Honywood Community Science School, gaps opened by contractors for new cabling are a common finding in schools and offices.

Questions to ask before booking

  • What guarantee comes with the work
  • How long to leave it before use
  • Whether they seal over old material or remove it
  • Whether the sealant suits the joint

How to choose a mastic man

How to look after the new joints

After the cure time, these simple habits help:

  • Check whether a sealant can be painted before decorating over it
  • Ask every contractor to reseal any fire stopping they disturb
  • Keep the record of products and locations with your fire safety documents
  • Plan fire stopping into any work that goes through walls or floors

Don’t drill through or remove a fire seal without putting it back properly. If you need new services through a sealed wall, plan the fire stopping as part of the job.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.

Commercial buildings in Surrex

Surrex has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.

For landlords with property near Kelvedon station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. If you look after a church, hall or community building such as St Peter ad Vincula, older buildings that have had new heating or wiring often have service gaps worth checking.
