Scottish Borders Fire Rated Sealant
Intumescent and fire-rated sealant around gaps, frames and service penetrations for Scottish Borders, backed by a 12-month guarantee. Call for a quick quote.
- Open gaps behind door architraves
- Open holes round services passing through fire walls
- Gaps where walls meet ceilings or slabs
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Tell trades working in the building that fire seals must be put back
- Keep pictures of seals that will be hidden
- Never patch a fire seal with standard sealant
- Include fire stopping when you schedule refits
Avoid covering a sealed gap with anything that isn’t part of the tested detail. If it needs repair, use the same type of product. Ask us if you’re not sure which product was used.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is usually a straightforward job.
Fire rated sealant in Scottish Borders, done properly
We often work from an action list drawn up by a fire risk assessor on buildings across Scottish Borders. If you share the list, we can quote for the gaps that need fire-rated sealant. If you are dealing with open holes round services passing through fire walls and holes left by a change of layout, we can put it right, on service penetrations, pipe & cable gaps and plasterboard & masonry alike.
For holiday lets, guest houses and community buildings in or near Scottish Borders, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

What else we do in Scottish Borders
What fire rated sealant looks like in Scottish Borders
For seaside hotels, guest houses and holiday lets around Scottish Borders, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.
For landlords with property near Reston station, any gap left by new services in shared walls should be closed with a fire-rated product. Around Scottish Borders, as everywhere, fire rated sealant is only as good as the preparation behind it.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
What happens on the day
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes anything from a few hours to several days, depending on how many gaps there are, including the tidy-up. Outdoor work around Scottish Borders depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed and the faces cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products for your files.
Preparing for the visit
- Mention any parking rules near the property
- Keep pets and children clear of the area while we work
- Let us know about stairs, lifts or work at height

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
How we quote for fire rated sealant
The quote reflects the job in front of us. We take into account:
- The number and length of the joints
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- The product the joint needs
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What to tell us for a quote
You do not need to know the technical terms. Just tell us:
- Whether it has been sealed before
- What the problem is, such as mould, gaps, leaks or cracking
- The rough size of the job
- A few photos by email, if you can
Need a quote? Please send an email to info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear price before any work starts.
How the job changes by surface
Service penetrations
Different services need different details: metal pipes, cables and plastic pipes aren’t treated the same. Each one is sealed to the product’s tested detail, and tell you if sealant alone isn’t the right fix.
Door frames
We deal with the gap around the frame, not the door. Doors, seals and closers are for a door specialist and we will mention anything we notice.
Scottish Borders questions
Do you cover smaller places like Scottish Borders?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you work for landlords with property near Reston station?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Are you fully insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Is standard sealant good enough for a fire gap?
No. Where a fire-rated seal is needed, it has to be a product tested for that use fitted to the maker’s details.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.
Can you seal over the old sealant?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
What information do you need?
A short description and the location. We will ask anything else we need to know.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
When it isn’t the sealant
A few problems are outside what sealant work can do:
- Openings too large for sealant, which need batts, boards or another system
- Problems with the door itself rather than the gap around the frame
- Construction that does not provide fire resistance on its own
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
