Fire rated sealant in Pittenweem, done properly
Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That’s the part we focus on, gap by gap. We work on flats & HMOs, pipe & cable gaps and door frames, and the jobs we see most are standard silicone or caulk in a fire-stopping gap and fire seals that have cracked with movement.
In a smaller place like Pittenweem, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Pittenweem: your questions answered
Is Pittenweem within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do Scottish building rules affect fire-rated sealant work in Pittenweem?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can new sealant go over the old?
No, because it fails. We remove every bit of old sealant first.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can you tell me which gaps need fire stopping?
No. We work from the specification you give us.
Do you take on fire stopping in schools and offices?
Yes. We regularly work in flats, HMOs, schools and offices while they’re in use. Out-of-hours work can be arranged if that suits the building.
How long does fire rated sealant take?
It depends on the size of the job, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We’ll tell you when we quote.
What we do, step by step
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. For a place like Pittenweem, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- We apply and tool the sealant to the product’s tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Getting ready for the visit
- Mention if the joints have been sealed before
- Clear the area around the work
- Keep pets and children clear of the area while we work

Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Leave it or put it right?
Sealant is not the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we’ll tell you. In an older home around Pittenweem, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Surface by surface
Service penetrations
Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.
Door frames
Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist and we will mention anything we notice.
When to call us in Pittenweem
Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It may look fine, but it isn’t a fire-rated seal.
Common reasons people contact us are:
- Damaged fire sealant left by other trades
- Open joints along the top of partitions
- Unsealed gaps where pipes and cables go through a wall
- Ordinary sealant used where a fire-rated product was needed
For buildings such as St John's Episcopal Church, service openings in its walls need the right fire-rated sealant, as in any building.
What your quote should include
- Who turns up on the day
- Which sealant they’ll use, and why
- What guarantee comes with the work
- What the quote includes, VAT included or not
When it is not the sealant
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Construction that does not provide fire resistance on its own
- Large holes that need a different fire-stopping system
- Certifying a building or signing off its fire safety
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
Surfaces we seal
- Service penetrations
- Door frames
- Linear gaps
- Flats & HMOs
- Pipe & cable gaps
- Plasterboard & masonry
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Never patch a fire seal with standard sealant
- Include hidden areas like risers in routine checks
- Flag any open gap you spot round a pipe or cable
- Ask every contractor to reseal any fire stopping they disturb
Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.
When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.
