Fire rated sealant for homes and businesses in Parsons Green
Deciding which gaps need fire stopping is not our role; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. If you have open gaps behind door architraves and seals cut through by electricians, plumbers or data installers, we can put it right, on linear gaps, service penetrations and plasterboard & masonry alike.
In London’s blocks of flats, service risers and common parts have pipes and cables passing through walls and floors. In Parsons Green, building managers may need both fire-rated sealant around those openings and new sealant in shared washrooms.
You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

Why it’s worth doing now in Parsons Green
Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up gives you evidence that the item was dealt with. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear quote before work begins.

Common questions in Parsons Green
Do you take on hotel work around Parsons Green?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Can you help a landlord with a rental near Imperial Wharf station?
Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
Where are you based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
What do you need from me for a quote?
A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.
Do you remove the old sealant?
Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you do fire sealant around door frames?
Yes, if the gap is within the product’s tested range. Our work is the gap around the frame and we’ll tell you if we spot problems with the door.
Workplaces and buildings in Parsons Green
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. There are hotels and other places to stay in and around Parsons Green. Hotel work can be planned room by room, with out-of-hours working where needed.
Parsons Green is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. If you let a flat or house near Imperial Wharf station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

When something else is needed
Sealant is not the answer to every problem, and we will tell you before work begins. Sealant will not put right:
- Openings too large for sealant, which need batts, boards or another system
- Problems with the door itself rather than the gap around the frame
- Fire risk assessments, which need a qualified assessor
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
Joints and surfaces we work on
- Flats & HMOs
- Pipe & cable gaps
- Service penetrations
- Door frames
- Plasterboard & masonry
- Linear gaps
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Look in service cupboards and ceiling voids from time to time
- Photograph sealed gaps before they’re covered up
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Allow for resealing whenever new services are run
Avoid covering a sealed gap with anything that isn’t part of the tested detail. Repairs should use a matching fire-rated product. We can tell you which product we used.
A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded.
What we are called out for in Parsons Green
Door frames are a common weak spot. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.
If you can see any of these, it’s time to have the joints looked at:
- Linear gaps at the head of walls
- New service routes left unsealed after building work
- Joints picked up in a fire-stopping survey
- Open gaps behind door architraves
Schools such as Lady Margaret School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.
What your quote should include
- What insurance they hold
- Whether you can choose the colour
- How the surfaces are prepared before sealing
- How hidden problems are handled

What else we do in Parsons Green
What we do, step by step
When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to several days, depending on how many gaps there are. In Parsons Green, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- Before starting, we go through the specification or action list with you.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Let us know about stairs, lifts or work at height
- Mention any leaks or damp you’ve noticed
How to get a quote
