Fire rated sealant for homes and businesses in Monkton

We don’t assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. If you are dealing with fire stopping disturbed by later work and open joints along the top of partitions, we can put it right, on pipe & cable gaps, service penetrations and plasterboard & masonry alike.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

There’s a 12-month guarantee on every job, large or small.

What sealant work can’t fix

We won’t take on work that will not last, so these are the limits:

  • Assessing a building’s fire safety
  • A wall that is not a fire-resisting element to begin with
  • Doors that aren’t fire doors in the first place

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Pipe & cable gaps
  • Plasterboard & masonry
  • Linear gaps
  • Service penetrations
  • Flats & HMOs

How the visit works

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Somewhere like Monkton may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. We record the locations and products used for your records.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed

What affects the cost of fire rated sealant

The quote reflects the job in front of us. We take into account:

  • How easy the joints are to reach
  • Any mould that needs treating
  • How many areas need sealing
  • The product the joint needs

The cost depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Asking for a quote

When you contact us, these details help:

  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved and send you a clear quote.

FAQs for Monkton

How do Scotland’s building regulations apply to fire-rated sealant in Monkton?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Is Monkton within the area you cover?

Yes. Monkton is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can I choose the sealant colour?

We help you choose a colour that suits. The product needed can limit the range.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

How much does fire rated sealant cost in Monkton?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can I use normal mastic around a pipe through a fire wall?

No. A gap that needs fire stopping needs a tested fire-rated product.

What do you need from me for a quote?

A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Aftercare tips

So the new joints stay in good condition:

  • Report cracked or damaged seals as soon as you notice them
  • Never patch a fire seal with standard sealant
  • Include fire stopping when you schedule refits
  • Check risers, ceiling voids and cupboards during building checks

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.

How the job changes by surface

Masonry and concrete

Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required.

Flats and HMOs
