About our fire rated sealant in Milton Bridge
Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap. We work on service penetrations, flats & HMOs and plasterboard & masonry, and common reasons people get in touch are new service routes left unsealed after building work and gaps around pipes and cables through fire-resisting walls.
For holiday lets, guest houses and community buildings in or near Milton Bridge, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
Whatever the size of the job, it’s backed by our one-year guarantee.

What affects the quote in Milton Bridge
We don’t publish a price list. The quote depends on:
- Whether the work is at height
- The old material and how stubborn it is
- The type of sealant required
- When we can work, for business premises
Combining jobs into one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
Helping us quote
Before you ask for a quote, have a think about:
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- A few photos by email, if you can
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
Landlords, agents and businesses in Milton Bridge
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
How the visit works
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take from a few hours to a few days, depending on the number of gaps and the access, and we tell you how long to leave it before we go. Somewhere like Milton Bridge may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- Every location is recorded with the product used for your files.
Preparing for the visit
- Tell us about any water getting in
- For business premises, tell us about site rules or sign-in
- Clear the area around the work

Advice
Fire rated sealant in Milton Bridge: local notes
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.
For site and facilities teams at buildings such as Beeslack Community High School, gaps opened by contractors for new cabling are a common finding in schools and offices.

Surface by surface
Service penetrations
A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail and we flag any that need another system.
Linear gaps
Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

Honest limits
To be straight with you, some problems need a different trade:
- Walls or floors that weren’t built to resist fire
- Sign-off of the building, which sits with building control or your assessor
- Deciding what fire stopping a building needs
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Common problems we fix in Milton Bridge
Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole they leave doesn’t always get resealed.
If you can see any of these, it’s time to have the joints looked at:
- Gaps left after a refit or conversion
- Open holes round services passing through fire walls
- Ordinary sealant used where a fire-rated product was needed
- Cracked or shrunken fire-rated sealant
For buildings such as Glencorse Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking.
What your quote should include
- The length of the guarantee
- How long to leave it before use
- Is VAT in the price?
- Are they insured?
