How the job changes by surface
Retail & leisure sites
Gym and leisure changing rooms take heavy use and plenty of water, so anti-fungal sanitary silicone is the product we use.
Office washrooms & kitchens
In staff kitchens, we degrease joints before resealing, using a food-safe sealant by sinks where it’s needed.
Commercial sealant in Milton Bridge
Mouldy or split sealant in a commercial building causes more than a bad impression. It’s a cleaning problem, a leak risk and something guests and staff notice. Our applicators renew sealant across washrooms, welfare areas, kitchens and guest bathrooms. If you are dealing with split sealant around staff kitchen worktops and sinks and water marks on ceilings under bathrooms, we can put it right, whatever the surface.
If you look after holiday lets, a guest house or a community building in or near Milton Bridge, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
Every job is covered by a one-year guarantee.

Will you come out to Milton Bridge?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you reseal between tenancies?
Yes, we can. Tell us the addresses and the rooms, and we’ll give you a clear quote.

How long does the job take?
Typically it takes anything from a few hours to several days, depending on the number of rooms. Larger jobs naturally take longer, and we’ll tell you how long to expect.
Is it OK to seal over old sealant?
No. We remove every bit of old sealant first.
Does commercial work come with a guarantee?
Yes. We are fully insured, ARBOMaster approved and give a 12-month guarantee on every job.
Why deal with it now?
Sealing over the old bead can seem the fastest option, but it won’t bond, and it lifts again soon. Doing it properly once is less disruptive than doing it badly twice. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What else we do in Milton Bridge
Do you need commercial sealant in Milton Bridge?
Wet rooms and accessible showers are designed for the whole floor to get wet, so the joints at floor level are under water often. A failed joint there can soon let water into the floor or walls.
Any of these means the joints need attention:
- Repeated reseals that don’t last
- Water marks on ceilings under bathrooms
- Failed joints in office kitchens and tea points
- Split sealant where wet room floors meet walls
Managing a site like Beeslack Community High School? Then washroom and kitchen sealant can be programmed around term times or opening hours.

When it is not the sealant
We will always be straight with you, so here’s what sealant can’t fix:
- A shower tray, bath or basin that is cracked or broken
- Extraction that is not working, which needs an electrician or ventilation contractor
- Certifying fire stopping or building compliance
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The process
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes as long as the scope needs, from one welfare room to a full building, depending on how much there is to do. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Tell us the rooms, hours and site rules, and we’ll plan the programme.
- Tell us what paperwork your site needs, and we confirm what we can supply before work begins.
- In each room, the old bead comes out and the joint is cleaned and treated.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
- Each finished area is checked with you and given a cure time.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive
- Clear items away from the joints we’re working on
Getting a quote
For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved and give you a clear price.
Related advice
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Check extract fans are actually running
- Keep strong chemicals and scourers off the joints
- Include the silicone on your room checklists
- Book larger programmes for quieter times of year
Include sealant in routine room inspections. Checking joints alongside other room checks catches failures before they leak.
Mould in shared washrooms gets noticed and talked about. Left long enough, it spreads through the bead, and only replacement fixes it.
