How the job changes by surface

Flats and HMOs

Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and record where they are.

Plasterboard walls

Holes in plasterboard are often cut roughly for services. Gaps that are too big for sealant alone need a different detail.

How we handle fire rated sealant in Maxton

We do not assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We work on plasterboard & masonry, service penetrations and linear gaps, and people most often call us about fire stopping disturbed by later work and open joints along the top of partitions.

In a smaller place like Maxton, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Big or small, it’s backed by our one-year guarantee in Maxton and across the Scottish Borders.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Fire rated sealant around Maxton

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.

In and around Maxton, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Maxton is about 8 miles south-east of Galashiels, in the Scottish Borders. Jobs in Maxton get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Maxton is one of 89 places in the Scottish Borders where we work for fire rated sealant. Edinburgh is on our list too, about 35 miles from Maxton.

The process

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. For a place like Maxton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your files.

How to prepare

  • Let us know about earlier repairs to the joints
  • Mention any tricky access
  • Move anything stored near the joints

When it is not the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Doors that aren’t fire doors in the first place
  • Fire risk assessments, which need a qualified assessor
  • Issuing a fire rating or certificate for a building

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Linear gaps
  • Flats & HMOs
  • Door frames
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Service penetrations

Common problems we fix in Maxton

Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk in a place that needed a tested fire seal. It looks sealed, but it is not fire-rated.

It’s worth asking for a quote if you see:

  • Old fire sealant that has split or come away
  • Fire stopping disturbed by later work
  • Gaps flagged on a fire risk assessment
  • Open gaps behind door architraves

If you look after a church, hall or community building such as Maxton Kirk, older buildings that have had new heating or wiring often have service gaps worth checking.

What affects the quote in Maxton

Every job gets its own quote. These are the things that affect it:

  • Any mould that needs treating
  • Working hours on commercial sites
  • The old material and how stubborn it is
  • The amount of work

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we need to know

When you contact us, it’s useful to know:

  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • How we’d reach the joints

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Don’t paint over fire sealant until it has cured
  • Keep the record of products and locations with your fire safety documents
  • Ask every contractor to reseal any fire stopping they disturb
  • Get damaged fire seals looked at promptly

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some cannot.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the job gets bigger.

Questions from Maxton

Is Maxton within the area you cover?

Yes, Maxton is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you provide details of the products used?

Yes. We note each location and the product that went in so it’s there for the next inspection.

Do you offer different sealant colours?

Normally, yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.

How do I get a quote for fire rated sealant in Maxton?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Are you insured?

Yes. We’re fully insured.

What’s the difference between intumescent and fire-rated sealant?

Intumescent means it swells when heated, helping close the gap. Intumescent sealants are one kind of fire-rated sealant; the right one depends on the gap and what passes through it.
