How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Plan fire stopping into any work that goes through walls or floors
  • Check whether a sealant can be painted before decorating over it
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Store the list of sealed gaps with your building paperwork

Don’t drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Have it sealed, then keep the record so the item can be closed.

Fire rated sealant for homes and businesses in Lambhill

Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. We work on door frames, flats & HMOs and linear gaps, and the jobs we see most are ordinary sealant used where a fire-rated product was needed and door frames with gaps between frame and wall.

Scotland’s cities have offices, hotels, student flats, care homes and tenement blocks looked after by factors. For a building in Lambhill, the job might be washroom resealing or fire-rated sealant around service openings.

Your job is guaranteed for a year, as with all our work.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Large holes that need a different fire-stopping system
  • Deciding what fire stopping a building needs
  • Issuing a fire rating or certificate for a building

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Fire rated sealant in Lambhill: local notes

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments. Lambhill has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.

What affects the cost of fire rated sealant

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • The number of rooms or windows
  • Whether the work is at height

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

Helping us quote

Before you ask for a quote, have a think about:

  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • The problem you’ve noticed
  • The type of property

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

What we are called out for in Lambhill

Over time, buildings change layout and use. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

People usually contact us after spotting something like this:

  • Joints picked up in a fire-stopping survey
  • Gaps left after a refit or conversion
  • Old fire sealant that has split or come away
  • Open gaps behind door architraves

Schools such as John Paul Academy are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.

Questions to ask before you book

  • What happens if the job turns out different
  • What product goes in the joint
  • How long the guarantee is
  • Whether all the old sealant comes out first

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on how many gaps there are, and the area is left clean. For a tenement in Lambhill, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. We record the locations and products used for your records.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks

Getting a quote

Advice

Common questions in Lambhill

Do you work in hotels near Lambhill?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

I let a flat near Possilpark & Parkhouse station. Can you help?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you carry out fire risk assessments?

No, assessment isn’t something we do. Once you have a specification or action list from your assessor or designer, we can quote for the fire-rated sealant items.

Can I choose the sealant colour?

We will suggest a colour to suit the surroundings. The product needed can limit the range.

Will we have a record of what was sealed?

Yes. We record the locations we’ve sealed and the products used to keep with your fire safety documents.

Do you have insurance?

Yes, we are fully insured.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Leave it or put it right?

If an assessor has flagged gaps, it makes sense to close them before the next review. Having them sealed and recorded now gives you evidence that the item was dealt with. Scottish rain finds any gap around a frame or wall joint, and in Lambhill, damp can spread through stone and plaster before anyone sees it.

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

Why us?

  • Quality sealants from Arbo and Everbuild
  • We leave the area clean and tidy
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Any old sealant cut out fully, not covered over
