Why deal with it now?

An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the work involved is often modest. Older cottages and farmhouses around Ivy Chimneys can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Why book with us

  • Anti-fungal silicone where joints get wet
  • ARBOMaster approved applicator
  • We’re fully insured
  • One-year guarantee on every job

Fire rated sealant in Ivy Chimneys

Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. We work on service penetrations, pipe & cable gaps and plasterboard & masonry, and common reasons people get in touch are sealant items on a fire risk assessment action list and linear gaps at the head of walls.

In a village or hamlet like Ivy Chimneys, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.

You get a 12-month guarantee, the same in Ivy Chimneys as everywhere else we work.

Quotes for fire rated sealant in Ivy Chimneys

The quote reflects the job in front of us. We look at:

  • The number of rooms or windows
  • Working hours on commercial sites
  • How easy the joints are to reach
  • The number and length of the joints

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What we need to know

You do not need to know the technical terms. Just tell us:

  • How we’d reach the joints
  • Photos by email, if that’s easy
  • The type of property
  • The problem you’ve noticed

Every job is quoted individually. Just ring 0345 464 0079 or send us an email with the details, and photos are welcome.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Issuing a fire rating or certificate for a building
  • Fire risk assessments, which need a qualified assessor
  • Problems with the door itself rather than the gap around the frame

If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Fire rated sealant in Ivy Chimneys: local notes

Ivy Chimneys has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Managing a site like Ivy Chimneys Primary School? Then service openings in fire-resisting walls need checking after any refurbishment. Community buildings like Church of St John the Baptist are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Work for landlords, hotels and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Somewhere as small as Ivy Chimneys, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your records.

How to prepare

  • Keep children and pets away from the work area
  • Clear the area around the work

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Never patch a fire seal with standard sealant
  • Keep the record of products and locations with your fire safety documents
  • Tell trades working in the building that fire seals must be put back
  • Ask which product was used before you paint

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.

How the job changes by surface

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We seal them along their full length.

Door frames

Frame gaps are generally hidden behind the architrave. Where it’s open, we seal it to the product’s details for that gap size before the trim goes back.

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before work begins.

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
