Fire rated sealant in Haylands, done properly
Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment for buildings in Haylands. If you share the list, we can quote for the gaps that need fire-rated sealant. Typical jobs include new service routes left unsealed after building work and open gaps behind door architraves, on door frames, flats & HMOs and pipe & cable gaps.
Commercial work around a smaller place like Haylands normally means a pub, a shop, a school or small business units rather than office blocks. Each needs the same care with its sealant as any larger building.

When it is not the sealant
A few problems are outside what sealant work can do:
- Problems with the door itself rather than the gap around the frame
- Walls or floors that weren’t built to resist fire
- Deciding what fire stopping a building needs

Why it’s worth doing now in Haylands
An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. Around Haylands, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What you get with us
- Anti-fungal silicone where joints get wet
- We never seal over old sealant
- An ARBOMaster approved applicator
- More than 20 years in sealant work

Do you cover smaller places like Haylands?
Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Will you assess my building’s fire safety?
No. We follow the requirements from your assessor, designer or building control and install to the manufacturer’s details.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Ask which product was used before you paint
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Store the list of sealed gaps with your building paperwork
- Check risers, ceiling voids and cupboards during building checks
Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.
If a fire risk assessment has flagged a gap, don’t leave it for the next one. Get it sealed and recorded so you can show it was dealt with.
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What fire rated sealant looks like in Haylands
If you run a hotel, guest house or holiday let in a coastal place like Haylands, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Haylands has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.
Community buildings like Church of St. Michael and All Angels are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. Letting a property close to Ryde St Johns Road station? Then any gap left by new services in shared walls should be closed with a fire-rated product. Schools such as Haylands Primary School are buildings too, and fire-stopping around service openings should be restored whenever new services go in.
