Fire rated sealant for Flaunden homes and businesses

Fire rated sealant for homes and businesses in Flaunden

We can work through a building room by room or floor by floor, noting the locations and products as we go. That record is useful for your files and for whoever looks at the building next. We work on flats & HMOs, pipe & cable gaps and door frames, and people most often call us about new service routes left unsealed after building work and ordinary sealant used where a fire-rated product was needed.

For holiday lets, converted business premises or a community building near Flaunden, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

You’re covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or send us an email.

When to call us in Flaunden

Gaps also open up as buildings move: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.

The problems people generally mention when they call are:

  • Linear gaps at the head of walls
  • Old fire sealant that has split or come away
  • Gaps around pipes and cables through fire-resisting walls
  • Unsealed gaps around fire door frames

For landlords with property near Chalfont & Latimer station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Our hiring checklist

How we quote for fire rated sealant

Jobs vary more than people expect. What affects the quote:

  • The amount of work
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out

The cost depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If someone has resealed it before
  • Any access issues, like height or stairs
  • The rough size of the job
  • The problem you’ve noticed

We quote each job on its own, so the first step is telling us about yours. Simply phone 0345 464 0079 or drop us an email and describe the job, and pictures are welcome.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Surface by surface

Masonry and concrete

Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required.

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We seal the gaps your assessor has identified.

Common questions in Flaunden

Do you work for landlords with property near Chalfont & Latimer station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.

Will you come out to Flaunden?

Yes. Flaunden is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you do fire sealant around door frames?

Yes, where the gap suits a sealant detail. Our work is the gap around the frame.

Can you quote for more than one area?

Yes. Just list everything you need and you will get one quote.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Fire rated sealant around Flaunden

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

If you look after a church, hall or community building such as Church of St Mary Magdalene (Church of England), service openings in its walls need the right fire-rated sealant, as in any building. Managing a site like St Clement Danes School? Then fire-stopping around service openings should be restored whenever new services go in.

The process

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on how many gaps there are in most cases. Somewhere as small as Flaunden, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Getting ready for the visit

Advice

Why act early in Flaunden

Doing it once, properly, beats doing it twice. Work that does not follow the tested detail may have to come out again once someone inspects it. Where a wall is exposed, as many are in small places like Flaunden, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or email us and we will talk you through it.
