Fire rated sealant for Belsize homes and businesses

Fire rated sealant in Belsize: local notes

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For site and facilities teams at buildings such as Sarratt Church of England Primary School, fire-stopping around service openings should be restored whenever new services go in. If you look after a church, hall or community building such as Church of St Paul, service openings in its walls need the right fire-rated sealant, as in any building.

Fire rated sealant in Belsize

A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That detail is what we take care over, gap by gap. We work on door frames, plasterboard & masonry and linear gaps, and the jobs we see most are door frames with gaps between frame and wall and new service routes left unsealed after building work.

If you have holiday lets, a converted barn used for business or a community building near Belsize, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

What happens if it’s left?

Sealant is not the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we’ll tell you. Around Belsize, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Honest limits

New sealant can’t fix everything, and we’ll tell you before work begins. It will not solve:

  • Big openings where sealant alone is not the tested solution
  • Fire risk assessments, which need a qualified assessor
  • Issuing a fire rating or certificate for a building

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.

Belsize: your questions answered

Do you work for landlords with property near Kings Langley station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

Do you cover smaller places like Belsize?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Is standard sealant good enough for a fire gap?

No. Standard sealants are not made or tested to stop fire. If it’s been used, we remove it and use the right product.

Do you seal gaps around fire door frames?

Yes, where the gap suits a sealant detail. Our work is the gap around the frame and we will tell you if we spot problems with the door.

Can you give us a record of the work?

Yes. Locations and products are written up when we finish. If you need pictures or a set layout, ask when you get a quote.

Can you tell me how many minutes the seal will last?

We don’t issue ratings or certificates ourselves. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves, and we install to them.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes anything from a few hours to several days, depending on how many gaps there are, depending on the amount of work. For a village or hamlet like Belsize, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used for your files.

Before we arrive

  • Tell us if parking is tricky
  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Looking after it afterwards

So the new joints stay in good condition:

  • Ask which product was used before you paint
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Look in service cupboards and ceiling voids from time to time
  • File the fire-stopping record where your assessor can find it

Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some cannot and we will tell you which one you have.

A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record.

Signs you need fire rated sealant in Belsize

Much fire stopping is hidden: above ceilings, inside risers and behind panels. Out of view, damage sits unnoticed until someone inspects.

The problems people generally mention when they call are:

  • Gaps flagged on a fire risk assessment
  • Ordinary sealant used where a fire-rated product was needed
  • Open holes round services passing through fire walls
  • Gaps left after a refit or conversion

Rented homes near Kings Langley station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Questions to ask before booking

  • What product goes in the joint
  • Who does the work, and how experienced they are
  • When the joint can take water or movement
  • How hidden problems are handled
