Fire rated sealant in Fishbourne, done properly

Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. Common call-outs are for gaps flagged on a fire risk assessment and new service routes left unsealed after building work, on service penetrations, plasterboard & masonry and door frames.

Work in a small place like Fishbourne is planned ahead, journey included, so it can be fitted around guests, clients or events where possible.

Whatever the size of the job, you get the same one-year guarantee in Fishbourne and across the Isle of Wight.

What we cannot put right

In fairness, some problems need a different trade:

  • Openings too large for sealant, which need batts, boards or another system
  • Deciding what fire stopping a building needs
  • Issuing a fire rating or certificate for a building

If in doubt, phone 0345 464 0079 or email us and we will say what we think.

What we seal

  • Linear gaps
  • Pipe & cable gaps
  • Flats & HMOs
  • Door frames
  • Plasterboard & masonry
  • Service penetrations

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Check risers, ceiling voids and cupboards during building checks
  • File the fire-stopping record where your assessor can find it
  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Include fire stopping when you schedule refits

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Open gaps do not only matter in a fire: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.

How we quote for fire rated sealant

Call for a quick quote. What matters most is:

  • The old material and how stubborn it is
  • How many areas need sealing
  • The size of the job
  • Whether there’s mould to deal with

The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Helping us quote

You do not need to know the technical terms. Just tell us:

  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • Where the property is
  • If it’s domestic, commercial or a hotel

To get a quote, ring 0345 464 0079 or drop us an email with the location and a short description of the problem. You’ll have a clear quote before any work starts.

What happens on the day

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on how many gaps there are. Somewhere as small as Fishbourne, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height

Fire rated sealant around Fishbourne

For seaside hotels, guest houses and holiday lets around Fishbourne, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Community buildings like St. Edmund's Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there. Schools such as Wootton Community Primary School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment. For landlords with property near Ryde Esplanade station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Masonry and concrete

Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it.

Service penetrations

A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail and we flag any that need another system.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
