About our fire rated sealant in East Dean

Bigger jobs can be worked through in stages, flat by flat or floor by floor. That record is useful for your files and for whoever looks at the building next. We’re often asked to deal with unsealed gaps around fire door frames and ordinary sealant used where a fire-rated product was needed, across plasterboard & masonry, linear gaps and flats & HMOs.

In a village or hamlet like East Dean, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

Every job is covered by our one-year guarantee.

East Dean: your questions answered

Do you work for hotels and guest houses in East Dean?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Will you come out to East Dean?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you guarantee your work?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we’ll sort it.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply call 0345 464 0079 or send us an email.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Can I add another job to the visit?

Yes. Just list everything you need.

How much does fire rated sealant cost in East Dean?

Size, access and the old material all affect the cost. Call for a quick quote.

Why it’s worth doing now in East Dean

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. In a small place like East Dean, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear quote before we start.

Different surfaces, different methods

Flats and HMOs

Working in occupied flats needs some planning. Access to flats and common areas is agreed in advance.

Masonry and concrete

Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it.

What fire rated sealant looks like in East Dean

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. There are hotels and other places to stay in and around East Dean. Hotel work can be planned room by room, with out-of-hours working where needed.

For buildings such as The Parish Church of All Saints, service openings in its walls need the right fire-rated sealant, as in any building. Around East Dean, as everywhere, fire rated sealant is only as good as the preparation behind it.

What we do, step by step

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Somewhere like East Dean needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

Before we arrive

  • Keep children and pets away from the work area
  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints

Advice

What we can’t put right

To be straight with you, there are a few things sealant will not fix:

  • Issuing a fire rating or certificate for a building
  • Deciding what fire stopping a building needs
  • Fire doors that need new seals, closers or hardware

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

Surfaces we seal

  • Linear gaps
  • Flats & HMOs
  • Door frames
  • Plasterboard & masonry
  • Service penetrations
  • Pipe & cable gaps

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Quotes for fire rated sealant in East Dean

We quote each job individually. These are the things that affect it:

  • Whether old sealant or filler has to be cut out
  • The size of the job
  • How many rooms, windows or areas are involved
  • The type of sealant required

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What we need to know

You do not need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • Where the property is
  • Any access issues, like height or stairs
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.
