Intumescent and fire-rated sealant around gaps, frames and service penetrations for Craigend, backed by a one-year guarantee. Call for a quick quote.
- Fire stopping disturbed by later work
- Gaps left after a refit or conversion
- Sealant items on a fire risk assessment action list
What we do, step by step
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Craigend, it helps to know the floor, the door entry arrangements and the nearest parking.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- We apply and tool the sealant to the product’s tested detail.
- We record what was done and flag anything that needs a different system.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children
- For business premises, tell us about site rules or sign-in

Fire rated sealant for homes and businesses in Craigend
Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment for buildings in Craigend. Send us the list or the survey and we’ll quote for the fire-rated sealant work on it. We’re often asked to deal with fire seals that have cracked with movement and gaps flagged on a fire risk assessment, across flats & HMOs, service penetrations and pipe & cable gaps.
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. In Craigend, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.
We stand behind the work with a 12-month guarantee.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Look in service cupboards and ceiling voids from time to time
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Ask every contractor to reseal any fire stopping they disturb
- Keep pictures of seals that will be hidden
Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.
What sealant work can’t fix
We’d rather tell you now than do work that will not last, so these are the limits:
- A wall that isn’t a fire-resisting element to begin with
- Large holes that need a different fire-stopping system
- Fire doors that need new seals, closers or hardware
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Surface by surface
Linear gaps
Head-of-wall gaps are often hidden above suspended ceilings. We seal them along their full length.
Masonry and concrete
Holes through concrete and block are rarely neat. We check the gap size around the service against the product’s tested range.

Craigend: your questions answered
Do you work for landlords with property near Robroyston station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
What does intumescent mean?
An intumescent material expands when it’s heated. Intumescent sealants are a type of fire-rated sealant and which one is used depends on the job.
Do you provide details of the products used?
Yes. We record the locations we have sealed and the products used.
Can you fill the gap behind a fire door frame?
Yes. The joint between frame and wall is sealed with a fire-rated sealant. The door leaf and its hardware need a door specialist.
What fire rating will the seal have?
Ratings and certification sit with the product’s test evidence and whoever specified the work. Our part is installing the specified product to its tested details and list the locations and products for you.
Is standard sealant good enough for a fire gap?
No. Standard sealants aren’t made or tested to stop fire. We cut it out and reseal with a fire-rated product.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
What we are called out for in Craigend
If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. We see plenty of fire stopping that was hurried, especially where it was squeezed in at the end of a project.
The most common problems we see are:
- Standard silicone or caulk in a fire-stopping gap
- Sealant items on a fire risk assessment action list
- Gaps around pipes and cables through fire-resisting walls
- Fire seals that have cracked with movement
Managing a site like St Andrew's Secondary School? Then service openings in fire-resisting walls need checking after any refurbishment.
What to look for in a quote
- How the joint is cleaned and prepared
- How hidden problems are handled
- The length of the guarantee
- What the cure time is
Why it’s worth doing now in Craigend
Sealant is not the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap isn’t suitable for sealant, we will tell you. Private landlords in Craigend must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
