Signs you need fire rated sealant in Cowplain

Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Damage from cleaning, knocks and maintenance adds to it.

It’s worth asking for a quote if you see:

  • Joints picked up in a fire-stopping survey
  • Open gaps behind door architraves
  • Gaps filled with a product that isn’t fire-rated
  • Cracked or shrunken fire-rated sealant

Community buildings like The Hart Plain Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

10 questions to ask before you book

Fire rated sealant for homes and businesses in Cowplain

Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We’re often asked to deal with ordinary sealant used where a fire-rated product was needed and sealant items on a fire risk assessment action list, across door frames, flats & HMOs and pipe & cable gaps.

Around a place like Cowplain, halls, schools and small businesses all have washrooms and kitchens used by many people. Their sealant and fire-rated joints are as important as those in any bigger building.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

When something else is needed

Sealant is not the answer to every problem, and we’ll tell you before we start. It will not solve:

  • Issuing a fire rating or certificate for a building
  • Doors that aren’t fire doors in the first place
  • Walls or floors that weren’t built to resist fire

If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before booking.

Surfaces we seal

What fire rated sealant looks like in Cowplain

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.

If you look after a building such as Woodcroft Primary, service openings in fire-resisting walls need checking after any refurbishment. For landlords with property near Rowlands Castle station, any gap left by new services in shared walls should be closed with a fire-rated product.

FAQs for Cowplain

Do you cover smaller places like Cowplain?

Yes. Cowplain is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Rowlands Castle station?

Yes, we work for landlords and agents. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What’s the difference between intumescent and fire-rated sealant?

Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one of the options. We use whichever the specification and tested details call for.

Can new sealant go over the old?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

How do I get a quote for fire rated sealant in Cowplain?

Every job is different, so each one gets its own quote. To get one, call 0345 464 0079 or email us and tell us what needs doing and where.

What affects the cost of fire rated sealant

We quote each job individually. This is what makes a difference:

  • How many areas need sealing
  • Any mould that needs treating
  • The amount of work
  • Access and height

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

What we need to know

To help us quote quickly, please include:

  • The type of property
  • Where the property is
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, call 0345 464 0079 or send us an email.

How the job changes by surface

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing.

Flats and HMOs

Conversions generally leave a mix of old and new service holes. We seal the ones on your specification with a tested product and the locations noted.

Why it’s worth doing now in Cowplain

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own. In a smaller place like Cowplain, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.

Why us?

  • Quality sealants from Arbo and Everbuild
  • Old sealant always removed completely
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Rated 4.9 stars on Google

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a handful of gaps, and longer for a whole building. For a job in Cowplain, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks
  • For business premises, tell us about site rules or sign-in
