Different surfaces, different methods

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both, following the tested detail.

Masonry and concrete

Masonry is dusty and porous, so preparation matters. We brush and vacuum the gap and use backing where the detail needs it before the sealant goes in.

Bigger jobs can be worked through in stages, flat by flat or floor by floor, with each location and product recorded. That record is useful for your files and for whoever looks at the building next. If you are dealing with open holes round services passing through fire walls and cracked or shrunken fire-rated sealant, we can help, on linear gaps, pipe & cable gaps and service penetrations alike.

If you look after holiday lets, a guest house or a community building in or near Causewayhead, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

We stand behind the work with a 12-month guarantee.

What happens on the day

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a few hours for a handful of gaps, and longer for a whole building. Somewhere like Causewayhead may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Finally, we list where we worked and what we used, for your records.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises

Quotes for fire rated sealant in Causewayhead

We quote each job individually. This is what makes a difference:

  • How many rooms, windows or areas are involved
  • The type of sealant required
  • Any mould that needs treating
  • How much there is to do

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before any work starts.

Helping us quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • Roughly how big the job is

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work before giving you a price.

What happens if it’s left?

Paying for fire stopping that has to be redone is a false economy. Work that doesn’t follow the tested detail may have to come out again once someone inspects it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Causewayhead questions

Do you work for landlords with property near Stirling station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Do you cover smaller places like Causewayhead?

Yes, Causewayhead is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints.

Can ordinary silicone be used in a fire-stopping gap?

No. A gap that needs fire stopping needs a tested fire-rated product.

How long will you be here?

As a guide, most jobs take a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Do you work in flats, HMOs and commercial buildings?

Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. We agree access and the order of work with you first.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Workplaces and buildings in Causewayhead

Causewayhead has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

If you look after a building such as Wallace High School, gaps opened by contractors for new cabling are a common finding in schools and offices. Rented homes near Stirling station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Ask every contractor to reseal any fire stopping they disturb
  • Include fire stopping when you schedule refits
  • Check risers, ceiling voids and cupboards during building checks
  • Report cracked or damaged seals as soon as you notice them

Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. We can tell you which product we used.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.

What sealant work cannot fix

To be straight with you, there are a few things sealant will not fix:

  • Issuing a fire rating or certificate for a building
  • Openings too large for sealant, which need batts, boards or another system
  • Problems with the door itself rather than the gap around the frame

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
