Fire rated sealant in Cambusbarron, done properly

Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over, one gap at a time. If you have gaps flagged on a fire risk assessment and seals cut through by electricians, plumbers or data installers, we can put it right.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

All of our work is guaranteed for twelve months.

How the job changes by surface

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing so the seal has something sound to bond to.

Door frames

A door can only do its job if the gap behind its frame is sealed too. We seal that gap with a fire-rated sealant suited to the frame and wall.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

When it is not the sealant

New sealant cannot fix everything, and we will tell you before work begins. It will not solve:

  • Big openings where sealant alone is not the tested solution
  • Fire risk assessments, which need a qualified assessor
  • Fire doors that need new seals, closers or hardware

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Door frames
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Flats & HMOs
  • Service penetrations
  • Linear gaps

What we do, step by step

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take from a few hours to a few days, depending on the number of gaps and the access. Outside jobs in Cambusbarron need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Getting ready for the visit

  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Common questions in Cambusbarron

Is Cambusbarron within the area you cover?

Yes. Cambusbarron is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Stirling station?

Yes. We work for letting agents and landlords as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

What fire rating will the seal have?

Ratings and certificates are not something we issue. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves; we install to those details and record what we did.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do you provide details of the products used?

Yes. You get a list of where we worked and what we used for your files.

Can I use normal mastic around a pipe through a fire wall?

No. A gap that needs fire stopping needs a tested fire-rated product.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

Why deal with it now?

For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we will tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Do you need fire rated sealant in Cambusbarron?

Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole they leave does not always get resealed.

Common reasons people contact us are:

  • Unsealed gaps around fire door frames
  • Holes left by a change of layout
  • Joints picked up in a fire-stopping survey
  • Unsealed gaps where pipes and cables go through a wall

Around Cambusbarron, as everywhere, fire rated sealant is only as good as the preparation behind it.

What your quote should include

  • How much experience the applicator has
  • Whether the sealant suits the joint
  • What happens if they find a problem under the old sealant
  • Whether all the old sealant comes out first
