Common problems we fix in California

Over time, buildings change layout and use. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

It’s worth asking for a quote if you see:

  • Open gaps behind door architraves
  • Fire stopping disturbed by later work
  • Standard silicone or caulk in a fire-stopping gap
  • New service routes left unsealed after building work

Letting a property close to Polmont station? Then any gap left by new services in shared walls should be closed with a fire-rated product.

Questions to ask before you book

  • Whether VAT is included
  • Is the old sealant removed completely?

How we handle fire rated sealant in California

We often work from an action list drawn up by a fire risk assessor on buildings across California. Send us the list or the survey and we’ll quote for the fire-rated sealant work on it. We’re often asked to deal with holes left by a change of layout and damaged fire sealant left by other trades, on service penetrations, pipe & cable gaps and linear gaps.

For holiday lets, guest houses and community buildings in or near California, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

All of our work is guaranteed for twelve months, in California and everywhere else we cover.

Service penetrations

Service penetrations are where new gaps often appear. We clean out what’s there and reseal to the right depth over any backing the detail calls for.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. We use a product tested in that kind of wall for each gap size.

Common questions in California

Do you work for landlords with property near Polmont station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you cover smaller places like California?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I get a quote for fire rated sealant in California?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Do you seal gaps around fire door frames?

Yes. We seal the gap between the frame and the wall with a suitable fire-rated product, to the product’s details. The door, its seals and closer are for a door specialist.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

Managing a site like Graeme High School? Then service openings in fire-resisting walls need checking after any refurbishment.

How we quote for fire rated sealant

Your quote is based on your job. We look at:

  • Working hours on commercial sites
  • Which sealant suits the joint
  • Mould in or behind the old joints
  • The amount of work

Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can
  • Any access issues, like height or stairs
  • What’s wrong with the joints now

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Problems with the door itself rather than the gap around the frame
  • Assessing a building’s fire safety
  • Large holes that need a different fire-stopping system

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Where we work in California

  • Pipe & cable gaps
  • Service penetrations
  • Plasterboard & masonry
  • Door frames
  • Linear gaps
  • Flats & HMOs

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on how many gaps there are. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
