When to call us in Boxgrove

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it is not installed as tested. We see plenty of fire stopping that was hurried particularly when it was the last job before handover.

If you can see any of these, it’s time to have the joints looked at:

  • Joints picked up in a fire-stopping survey
  • Cracked or shrunken fire-rated sealant
  • Linear gaps at the head of walls
  • Unsealed gaps where pipes and cables go through a wall

If you look after a church, hall or community building such as The Priory Church of St Mary and St Blaize, gaps around pipes and cables are worth checking after any building work there.

  • What happens if they find a problem under the old sealant

Fire rated sealant in Boxgrove

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. Common call-outs are for gaps where walls meet ceilings or slabs and gaps left after a refit or conversion, across service penetrations, door frames and flats & HMOs.

For a small place like Boxgrove, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What the job involves on each surface

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard.

Service penetrations

New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in over any backing the detail calls for.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Tell trades working in the building that fire seals must be put back
  • Store the list of sealed gaps with your building paperwork
  • Flag any open gap you spot round a pipe or cable
  • Do not fill fire-stopping gaps with ordinary foam or silicone

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole.

The process

Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. Somewhere as small as Boxgrove, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

What happens if it’s left?

Waiting for the next refit can leave a gap open for years. Sealing the gap now is a contained job on its own that doesn’t depend on other work. Where a wall is exposed, as many are in small places like Boxgrove, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Boxgrove: your questions answered

Is Boxgrove in your area for fire rated sealant?

Yes. We work across London and the South East, and Boxgrove is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear quote.

Do you work for landlords with property near Chichester station?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

How do I get a quote for fire rated sealant in Boxgrove?

It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or send us an email with a short description of the job.

Can you fill the gap behind a fire door frame?

Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How long will you be here?

That depends on the amount of work, but as a guide it takes a few hours for a handful of gaps, and longer for a whole building. We will tell you when we quote.

Can you do several jobs on one visit?

Yes. Just list everything you need and you will get one quote.
