What affects the quote in Winchmore Hill
We don’t publish a price list, because jobs vary so much. What we look at:
- Any mould that needs treating
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- The amount of work
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
What to tell us when you ask for a quote:
- How we’d reach the joints
- How many joints, rooms or windows are involved
- Whether it’s a home or a business
- Where the property is
To get a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.
External mastic in Winchmore Hill
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. Typical jobs include joints where the bead has come unstuck and leaking joints around cladding and façade panels, across façade panels, joints between brick and frames and brickwork movement joints.
In a village or hamlet like Winchmore Hill, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.

How it works
Before we leave, we go over the finished joints with you. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the amount of work. In a small place like Winchmore Hill, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- Clear items away from the joints we’re working on
- Mention any tricky access
- Mention any sign-in or site rules at work premises

External mastic in Winchmore Hill: local notes
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Hughenden Manor (about 4.5 miles west) nearby, there’s older building stock in the area around Winchmore Hill as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
For an older house near a landmark such as Church of All Saints, older walls, gutters and the joints where extensions meet them need a flexible sealant. Letting a property close to Beaconsfield station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What the job involves on each surface
Brickwork movement joints
People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant.
Copings and trims
Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.
Common questions in Winchmore Hill
Is Winchmore Hill in your area for external mastic?
Yes. We work across London and the South East, and Winchmore Hill is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.
Do you work for landlords with property near Beaconsfield station?
Yes. We work for letting agents and landlords as well as householders. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How do you reach high-level joints?
That depends on the building and the joints. Where joints can be reached safely, we will do them. Tell us about the building and we will confirm what access is needed.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
What does external mastic cost?
It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or send us an email with a short description of the job.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
When something else is needed
Before booking, it’s worth knowing the limits too:
- Cracking across the wall rather than at a joint
- Movement that’s more than a sealant joint can take
- Damp that isn’t coming from the joint
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.
Joints and surfaces we work on
- Concrete & block
- Copings & trims
- Façade panels
- Brickwork movement joints
- Render & cladding joints
- Joints between brick and frames
Aftercare tips
To keep the joints looking good and working properly:
- Walk round the building once a year and look at the joints
- Leave the joints unpainted unless we have said otherwise
- Deal with leaking gutters that soak the joints below
- Keep high-pressure jets off the joints
Keep pressure washers away from the sealant. High-pressure water can lift the edges.
A joint that has stopped moving pushes the movement elsewhere, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Common problems we fix in Winchmore Hill
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
It’s worth asking for a quote if you see:
- Hard, crazed mastic that has stopped moving
- Water getting into walls through failed joints
- Failed seals between different materials
- Plants rooting in failed movement joints
Managing a site like Coleshill Church of England Infant School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
Questions to ask before booking
- The length of the guarantee
- Whether you can choose the colour
- What happens if the job turns out different
- Whether the sealant suits the joint
