External mastic in Wildmanbridge

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two. We work on render & cladding joints, façade panels and joints between brick and frames, and people most often call us about panel joints letting water in and joints with sealant missing in places.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

When to call us in Wildmanbridge

If plants are growing out of a joint, the sealant has normally failed or was never there. Dirt and roots then trap moisture in the joint and make things worse.

It’s worth asking for a quote if you see:

  • Damp patches traced to an open external joint
  • Movement joints with cracked, split or missing sealant
  • Moss and dirt in joints with no sealant left
  • Panel joints letting water in

Cambusnethan House, about 2.9 miles west, is one of the historic houses in the wider area around Wildmanbridge.

What your quote should include

  • Who does the work, and how experienced they are
  • Whether they’re fully insured
  • How long the guarantee is
  • How the surfaces are prepared before sealing

When something else is needed

New sealant can’t fix everything, and we’ll tell you before we start. It won’t solve:

  • Loose or hollow render, which needs re-rendering
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracking across the wall rather than at a joint

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Your questions about external mastic in Wildmanbridge

Do you cover smaller places like Wildmanbridge?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do external mastic in Wildmanbridge?

Yes, Wildmanbridge is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

How much does external mastic cost in Wildmanbridge?

Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in.

Can a movement joint be filled with mortar?

No. Cement or mortar can’t stretch, so the joint stops doing its job. If it has already been filled, we can generally cut it out and reseal it.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Will the new joint stand out?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

How we quote for external mastic

Every job gets its own quote. This is what makes a difference:

  • The type of sealant required
  • When we can work, for business premises
  • The number and length of the joints
  • Whether there’s mould to deal with

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • Whether it has been sealed before
  • Whether it’s a home or a business

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

Wildmanbridge buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as Carluke High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Carluke station, split movement joints are easy to miss on a rental until damp shows inside.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Clear growth from the base of walls and joints
  • Deal with leaking gutters that soak the joints below
  • Keep high-pressure jets off the joints
  • Make sure movement joints aren’t pointed over

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Why act early in Wildmanbridge

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last, so it pays to do it properly once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes anything from a few hours to several days, depending on the building. For a place like Wildmanbridge, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.
