External mastic in Weald, done properly
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. We’re often asked to deal with cracked joints where brick meets render or frames and failed sealant between panels on a façade, on render & cladding joints, copings & trims and concrete & block.
External sealant needs dry, clean surfaces, so work around Weald is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.
You’re covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or drop us an email.

Walls and rooflines in Weald
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Kelmscott Manor (about 4.2 miles south-west) nearby, there’s older building stock in the area around Weald as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
If you live in an older home near Church of St Mary, old and new materials meet at the roofline and walls, which is where sealant earns its keep. For site and facilities teams at buildings such as Bampton CofE Primary School, its movement joints, gutters and trims need looking after like any other building’s.

What affects the cost of external mastic
The price is agreed before any work begins. It takes into account:
- The amount of work
- The old material and how stubborn it is
- Working hours on commercial sites
- The number of rooms or windows
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
Asking for a quote
There’s no need for technical detail. Just tell us:
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
- The rough size of the job
To get a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.
Your questions about external mastic in Weald
Is external mastic in Weald guaranteed?
All our work, in Weald and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Do you cover smaller places like Weald?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
How do I get a quote for external mastic in Weald?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us and we are fully insured.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
What colours does the sealant come in?
We aim for a joint that suits the wall rather than one that jumps out. We’ll talk through colour options before work begins.
Honest limits
Before booking, it’s worth knowing the limits:
- Failed render or damaged cladding panels
- Subsidence or other structural problems
- Walls that need new movement joints cut into them
If in doubt, phone 0345 464 0079 or email us and we will say what we think before booking.
What we seal
- Brickwork movement joints
- Render & cladding joints
- Copings & trims
- Façade panels
- Joints between brick and frames
- Concrete & block
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Keep high-pressure jets off the joints
- Keep water from gutters off the wall
- Keep soil, plants and ivy away from the joints
- Get split or bare joints resealed while the damage is small
Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.
How it works
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours to a few days, depending on the length of joint and the access for a typical job. Somewhere like Weald needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- Mention any parking rules near the property
- Keep children and pets away from the work area
- Tell us about any water getting in

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
What the job involves on each surface
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.
For landlords and businesses
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured.
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.
