External & façade joints in Grove, Oxfordshire
Problem with your movement joints in Grove? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Rigid filler in a joint that should flex
- Weathered mastic that no longer stretches
- Joints with sealant missing in places
What happens on the day
Before we leave, we go over the finished joints with you. The visit itself usually takes anything from a few hours to several days, depending on the building, depending on the size of the job. A visit to Grove is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
How to prepare
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises
- Let us know about earlier repairs to the joints
How to get a quote
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand.

About our external mastic in Grove
Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on concrete & block, render & cladding joints and façade panels, and the jobs we see most are gaps where render, brick and frames meet and old sealant gone brittle and cracked.
In a smaller place like Grove, some homes face open ground, so exposed walls and rooflines take more wind-driven rain. Joints on those sides are normally the first to go.
The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or drop us an email.

What affects the cost of external mastic
We quote each job individually. These are the things that affect it:
- Which sealant suits the joint
- The amount of work
- Whether the work is at height
- When we can work, for business premises
The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.
Helping us quote
You do not need to know the technical terms. Just tell us:
- How many joints, rooms or windows are involved
- If someone has resealed it before
- What’s wrong with the joints now
- Pictures of the joints, sent by email
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

Landlord and commercial work in Grove
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Common problems we fix in Grove
Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.
These are the problems we are asked about most:
- Movement joints filled with mortar instead of sealant
- Plants rooting in failed movement joints
- Panel joints letting water in
- Hard, crazed mastic that has stopped moving
For site and facilities teams at buildings such as Millbrook Primary School, larger buildings have long runs of movement joint that eventually need resealing.

Your questions about external mastic in Grove
What guarantee comes with external mastic in Grove?
All our work, in Grove and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Is Grove within the area you cover?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels in Grove.
How long does external mastic take?
Typically it takes a few hours for a handful of joints, longer for a whole elevation. Bigger jobs take longer, and we will tell you how long to expect.
How often do external joints need resealing?
There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Our work comes with a 12-month guarantee.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.
When something else is needed
Sealant is not the answer to every problem, and we’ll tell you before work begins. It won’t solve:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Render that’s blown, hollow or coming away
- Movement that is more than a sealant joint can take
If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before you book.
What we seal
- Copings & trims
- Joints between brick and frames
- Render & cladding joints
- Concrete & block
- Façade panels
- Brickwork movement joints
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Avoid pressure-washing directly into sealant joints
- Get split or bare joints resealed while the damage is small
- Make sure movement joints are not pointed over
- Keep water from gutters off the wall
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
Grove buildings and the weather
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you live in an older home near St. John the Baptist, the joints between older walls, newer extensions and the roofline need a sealant that can move.

DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
