Common questions in Wanstead
Do you work for landlords with property near Leytonstone High Road station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.
Is parking a problem for a job in Wanstead?
Parking in Wanstead, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
What does external mastic cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Will the new joint stand out?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render so the joint doesn’t draw the eye.
What is backing rod for?
We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding, so the joint can move.
Can a movement joint be filled with mortar?
No, not if it’s a movement joint. Pointing it stops it working, and the wall may crack nearby. We will reseal it with a flexible sealant.
About our external mastic in Wanstead
Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we will confirm what’s needed to reach them safely. We work on concrete & block, façade panels and render & cladding joints, and people most often call us about moss and dirt in joints with no sealant left and brick movement joints where the sealant has split.
Newer London blocks are built with movement joints in brick and render, and with cladding joints sealed with mastic. Older terraces have their own weak points: gutter joints, roofline trims and the joint where an extension meets the original wall, and both kinds of building are found across London.
You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or email us.

Wanstead buildings and the weather
In terraces and conversions, gutters and walls are often shared with the neighbours, so it’s worth agreeing who is responsible before work starts. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For an older house near a landmark such as Wanstead United Reformed Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Letting a property close to Leytonstone High Road station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. If you look after a building such as Wanstead Church School, its movement joints, gutters and trims need looking after like any other building’s.

Surface by surface
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.
What affects the cost of external mastic
Call for a quick quote. What matters most is:
- The size of the job
- Any mould that needs treating
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
To make quoting easier, let us know:
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- What’s wrong with the joints now
- A few pictures by email, if you can

What we do, step by step
The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job usually takes anything from a few hours to several days, depending on the building, and we explain the cure time before we leave. In Wanstead, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Getting ready for the visit
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
- Plan for the work area to be out of bounds to pets and children

Advice
Leave it or put it right?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. In a flat in Wanstead, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?
- Neat joints and a tidy finish
- We never seal over old sealant
- Quality sealants from Arbo and Everbuild
- You choose the colour before work begins
See our cost guide or our reviews.
Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Landlord and commercial work in Wanstead
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Honest limits
Before booking, it’s worth knowing the limits too:
- Loose or hollow render, which needs re-rendering
- Cracks in the bricks or render themselves, away from the joints
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.
