External Mastic in Uplees
Sealing brickwork movement joints, render, cladding and façade joints for Uplees, backed by a one-year guarantee. Call for a quick quote.
- Rigid filler in a joint that should flex
- Plants rooting in failed movement joints
- Damp patches traced to an open external joint
How we handle external mastic in Uplees
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. Common call-outs are for leaking joints around cladding and façade panels and cracked joints where brick meets render or frames, across joints between brick and frames, façade panels and copings & trims.
Older homes in small places like Uplees may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water normally gets in.
Every job comes with our 12-month guarantee, wherever you are in Kent.

What affects the quote in Uplees
Call for a quick quote. The main things that affect it are:
- Which sealant suits the joint
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- If someone has resealed it before
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
- Access, such as stairs, a lift or height
For a quote, call 0345 464 0079 or drop us an email with the location and a short description of the problem. We’ll give you a clear price before any work starts.
When something else is needed
In fairness, some problems need a different trade:
- Walls that need new movement joints cut into them
- Failed render or damaged cladding panels
- Cracks in the bricks or render themselves, away from the joints
If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

How the visit works
We keep the work tidy and contained to the joints we’re treating. The job generally takes a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. In a small place like Uplees, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts
- Mention any parking rules near the property

Why deal with it now?
Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. In a small place like Uplees, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.
Why us?
- More than 20 years in sealant work
- Approved under the ARBOMaster scheme
- We never seal over old sealant
- Every job guaranteed for a year
Uplees questions
Can you help a landlord with a rental near Faversham station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.
Do you cover smaller places like Uplees?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is the work guaranteed?
Yes. Every job comes with our one-year guarantee.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we will quote it together.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
When is the sealant fully cured?
It depends on the product and the temperature. We tell you how long to leave it before we go.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
Different surfaces, different methods
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two so neither cracks the other.
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.
What external mastic looks like in Uplees
Uplees is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For site and facilities teams at buildings such as Queen Elizabeth's Grammar School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around Church of St Peter, the joints between older walls, newer extensions and the roofline need a sealant that can move. Letting a property close to Faversham station? Then split movement joints are easy to miss on a rental until damp shows inside.

Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Tell anyone working on the walls about the movement joints
- Avoid pressure-washing directly into sealant joints
- Don’t let climbing plants root in the sealant
- Look over the joints every year, ideally after winter
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead and let water in behind.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
