Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

About our external mastic in The Brents

For buildings in The Brents, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. We work on brickwork movement joints, façade panels and render & cladding joints, and the jobs we see most are water getting into walls through failed joints and plants rooting in failed movement joints.

Outbuildings, garages and conservatories around homes in places like The Brents add more joints to look after. Gutter ends, garage door frames and the joints where an extension meets the house are typical spots for leaks.

Big or small, it’s backed by our 12-month guarantee.

What affects the cost of external mastic

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • Access and height
  • Mould in or behind the old joints
  • How much there is to do

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or send us an email.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • The rough size of the job
  • The address or postcode of the job
  • Pictures of the joints, sent by email

For a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll give you a clear price before any work starts.

Do you need external mastic in The Brents?

Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

The most common problems we see are:

  • Leaking joints around cladding and façade panels
  • Gaps where render, brick and frames meet
  • Sealant pulling away from one side of the joint
  • Weeds or debris growing in open joints

If you look after a building such as Davington Primary School, its movement joints, gutters and trims need looking after like any other building’s.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Fix overflowing gutters above sealed joints
  • Keep high-pressure jets off the joints
  • Keep movement joints as flexible joints, not mortar
  • Act on the first splits you see

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage.

What we can’t put right

A few problems are outside what sealant work can do:

  • Failed render or damaged cladding panels
  • Subsidence or other structural problems
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

The Brents: your questions answered

Will you come out to The Brents?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Does living near the coast affect external mastic in The Brents?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Should I point up the gap in my brickwork?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We will reseal it with a flexible sealant.

Do you use backing rod?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back, so the joint can move.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

External mastic in The Brents: local notes

The Brents is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near Faversham station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. If you live in an older home near Faversham Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

The Brents is about 1 mile north-east of Faversham, in Kent. Wherever you are in the ME13 postcode area, we cover external mastic for homes and businesses. Our Kent coverage runs to 922 places, The Brents among them. You can also see our page for Chelmsford, about 34 miles away.

Why it’s worth doing now in The Brents

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. In an older home around The Brents, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

Doing several joints on one visit usually makes better use of the time than several visits. You will get one clear quote for the whole job.

What happens on the day

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours to a few days, depending on the length of joint and the access. In a smaller place like The Brents, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Clear items away from the joints we are working on
