How we handle external mastic in Tower Hamlets

Low-level joints can usually be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what access is needed. We work on render & cladding joints, concrete & block and copings & trims, and people most often call us about joints pointed up with cement by mistake and rain getting behind render or cladding at a joint.

In and around Tower Hamlets, older properties sit alongside newer ones, each with its own outside joints. Older gutters and trims need their joints resealed; newer brick and render need their movement joints kept sound.

Our work is backed for twelve months, in Tower Hamlets and everywhere else we cover.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

FAQs for Tower Hamlets

Does living near the coast affect external mastic in Tower Hamlets?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Is Tower Hamlets within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What do you need from me for a quote?

Let us know what needs doing and where. If we need more, we will ask.

How often do external joints need resealing?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and renew it when it starts to fail.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses, and we’re fully insured.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Can you match the colour of my brickwork?

We aim for a joint that suits the wall rather than one that jumps out. We’ll talk through colour options before any work starts from the range available.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Common problems we fix in Tower Hamlets

Some movement joints have been pointed up with mortar. The joint cannot move, so the wall cracks somewhere else instead.

Any of these means the joints need attention:

  • Leaking joints around cladding and façade panels
  • Damp patches traced to an open external joint
  • Rigid filler in a joint that should flex
  • Weeds or debris growing in open joints

Letting a property close to Dover Priory station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

  • How hidden problems are handled
  • Whether you can choose the colour
  • Who turns up on the day

Choosing a sealant specialist

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Structural movement, which needs a surveyor or engineer
  • Rising or penetrating damp from elsewhere in the wall
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Why it’s worth doing now in Tower Hamlets

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. In an older home around Tower Hamlets, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Why Tower Hamlets clients choose us

  • Sealant colour chosen to suit
  • We are fully insured
  • We agree the colour with you first
  • Tidy, careful work

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Access and height
  • Any working-time requirements on site
  • The type of sealant required
  • The old material and how stubborn it is

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • The address or postcode of the job
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we will take it from there.

What we do, step by step

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to several days, depending on the building in most cases. For a job in Tower Hamlets, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access
  • Move anything stored near the joints

Tower Hamlets buildings and the weather

Tower Hamlets is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to Church of St Peter and St Paul include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. Schools such as Priory Fields School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
